Do I pay my buyer's agent on the Emerald Coast?

Compensation is negotiable and disclosed up front in a written buyer agreement before we tour homes. In many Emerald Coast transactions the seller offers compensation to the buyer's side; where they don't, we discuss the structure before you're committed to anything.

What's different about financing a beach condo?

Condo loans depend on the building, not just you: lenders review the association's budget, insurance, reserves, and rental mix. Some Gulf-front buildings require larger down payments or non-warrantable financing. We flag building-level lending quirks before you write an offer.

Can I buy a property and rent it short-term?

Often, yes - much of the Emerald Coast is STR-friendly - but eligibility is parcel-specific: city zoning, county registration, and condo covenants all apply. We verify rental eligibility in writing during diligence, never after closing.

How competitive is the market right now?

It varies sharply by segment: turnkey Gulf-front and village homes in top locations still move quickly, while dated units and interior inventory negotiate. We'll tell you segment-by-segment where you have leverage - with days-on-market data, not vibes.
