Dream Destin Realty ("we," "us," or "our") respects your privacy. This policy describes what we collect through www.dreamdestin.com, why we collect it, and the choices you have.

Important notice regarding text messaging data

Dream Destin Realty does not share customer opt-in information, including phone numbers and consent records, with any affiliates or third parties for marketing, promotional, or any other purposes unrelated to providing our direct services. All text messaging originator opt-in data is kept strictly confidential.

What we collect

Information you provide directly - name, email, phone, property details, and messages submitted through our forms - plus standard usage data (pages viewed, listings searched, device and browser information) collected through cookies and similar technologies to improve the site. We also keep opt-in records and timestamps for the communication consents you give us, including the exact wording you were shown when you agreed.

When you browse listings we record which properties you view, together with a random identifier kept in a first-party cookie that expires 30 days after your last visit. If you create an account or sign in - even on a later visit - the properties you browsed under that identifier, up to the last 30 days, are linked to your account so features like your recently-viewed timeline and a suggested first property alert work. The cookie holds only a random ID, is never shared with anyone, and is not set at all when your browser sends a Global Privacy Control or Do Not Track signal - in that case the identifier stays in your browser's sessionStorage and clears when your tab or session ends.

Separately, we set a first-party, opaque analytics cookie that persists across visits for up to 13 months, so our analytics service can recognize a returning visitor's device and understand aggregate site usage over time. It is not used for advertising or ad personalization and it is not shared with data brokers. It is not set at all when your browser sends a Global Privacy Control or Do Not Track signal, and you can manage this and other choices on our Do Not Sell or Share page.

How we use it

To respond to your inquiries, provide valuations and rental analyses, send listing alerts you request, operate and improve the website, and - with your consent - send marketing communications. Lead and contact information is managed in our customer-relationship systems. If you hold an account, summaries of your saved listings, saved searches, and viewing activity may sync to those systems so an agent can follow up knowledgeably; we sync meaningful summaries, not every click. We also maintain records of your communication preferences and consents.

Text messages & consent

You will only receive text messages from us if you have explicitly consented to be contacted - consent is collected on our forms together with the disclosure shown at the point you agree, and we keep timestamped records of every opt-in. We comply with the Telephone Consumer Protection Act (TCPA), Florida's telephone solicitation law, and other applicable laws. Consent is not a condition of any purchase.

You can stop text messages at any time by replying STOP; opt-out requests are honored immediately, and you will receive no further texts unless you opt in again. Message frequency varies based on your inquiry and interactions with us, and messages relate to the real estate services you have asked about. Standard message and data rates may apply; carriers are not liable for delayed or undelivered messages. Marketing emails are separate: we send recurring marketing email only if you opt in, and every marketing email includes an unsubscribe link.

Data retention

Our retention policy is to delete anonymous property-view records after 90 days if never linked to an account, and to retain records linked to your account for no more than 24 months. Account data (profile, saved listings, saved searches) is retained while your account exists and removed when it is deleted. Consent records required by law (for example, evidence of text-message consent) are retained as compliance records even after account deletion.

Sharing

We do not sell, rent, or trade your personal information. We share it only with service providers that operate the site and our business (hosting, CRM, MLS/IDX data services, analytics) - all of whom are obligated to maintain confidentiality and security - with professionals involved in your transaction at your direction, where required by law or valid legal process, and, in the event of a merger, acquisition, or sale of assets, under terms that keep your data protected by this policy. All of these categories exclude text messaging originator opt-in data and consent records, which are not shared with any third party other than the messaging providers that deliver texts you have consented to receive.

Data security

We implement and maintain reasonable security measures to protect your personal information, including encryption of data in transit, secure access controls and authentication on our systems, and breach notification in accordance with applicable law. Despite these measures, no method of transmission or storage is 100% secure; we use commercially acceptable means to protect your information but cannot guarantee absolute security.

Your choices

You may request access to, correction of, or deletion of your personal information by contacting brian@dreamdestin.com. Deletion removes your account, profile, saved listings, and saved searches, and unlinks your viewing history (we verify the request from the email address on the account, and complete it within 30 days of verification). You may withdraw consent for future communications at any time - STOP for texts, the unsubscribe link in any marketing email - and transactional messages related to an inquiry you made may still be sent after a marketing opt-out. Third-party links

Our website may contain links to third-party websites. We are not responsible for their privacy practices and encourage you to review their policies; this policy applies only to information collected by Dream Destin Realty.

Changes to this policy

We may update this policy periodically. The latest version is always available on this page with its effective date, and for significant changes we will notify you by email or a notice on the website.
