Which Emerald Coast markets are best for STR investment?

It depends on your goal. Destin and Miramar Beach balance rental demand with appreciation pedigree - the default for a first purchase. Santa Rosa Beach opens the 30A villages at a more attainable basis, and 30A itself trades yield for premium nightly rates and long-term scarcity value. Markets farther east such as Fort Walton Beach carry lower entry prices if raw gross yield is the priority.

Condo or house for a first STR purchase?

Condos are the simpler entry: established rental programs, predictable expenses through the HOA, and easier remote management - at the cost of dues and rental-program fees. Houses with pools out-earn comparable condos in most markets but carry more operational load.

How do I know if a specific property allows short-term rentals?

Three layers must all clear: municipal zoning, county registration requirements, and - most often the blocker - condo association or HOA covenants. We verify all three in writing during diligence for every investment purchase we represent.

Can I use a 1031 exchange to buy a vacation rental?

Yes, and the IRS safe harbor for a dwelling asks for three things after the exchange, not two: you hold it at least 24 months, you rent it at a fair rental for 14 days or more in each of those two 12-month periods, and your own use in each period stays at or below the greater of 14 days or one tenth of the days it was rented. Meeting it means the IRS will not challenge whether the property was held for investment.
