How the building is trading
9 units closed at Church Street Village in the trailing 12 months at a median of $500,000, with a 98.3% median list-to-sale ratio. On the active side, 2 of 8 listings sit below original list price, and standing inventory works out to 10.7 months of supply at the current sales pace.
A median completion year is normally useful shorthand. On this plat it points at a year in which almost nothing was built. The county roll puts one group of houses in 2005 through 2008 and 95 more in 2015 through 2018, with only five finished across the entire decade between them, so the midpoint of that span falls in the gap rather than on the stock. Two addresses pulled from the same set can therefore be a full building era apart in roof, mechanical systems and the code they were permitted under, and nothing computed across the plat as a whole will surface it. Split the set at the gap and compare inside one wave only. Three mapped lines then have to be pulled for the individual address rather than for the community, because each of them cuts across the plat instead of running around it. The county's scenic corridor is drawn to a distance from the highway rather than to a plat line, so it reaches 23 lots on South Zander Way and stops short of the rest. Flood mapping divides the ground the same way, with Zone A ground on 15 lots at the Zander Way end and Zone X over the remainder, and no affected lot sitting wholly to either side of the boundary, which is the case an elevation certificate exists to settle. Zoning does it a third time: the plat is Small Neighborhood almost everywhere, but 18 lots on the same two streets carry a second district across part of their ground, up to about a fifth of a lot, and that changes what the lot will support rather than merely what it is called. Lot size will not do the sorting work here either, the median lot standing near 3,742 square feet across the whole plat. What actually separates one address from another is which wave built it and which of those three lines happens to cross it.
Year-over-year figures compare the 12 complete calendar months from September 2025 through August 2026 with the 12 before them. That window can differ from the trailing totals above, which run day-precise through September 22, 2026 rather than by whole calendar months.

The monthly charts cover the 24 complete calendar months from September 2024 through August 2026, and a month with no closings is a zero bar rather than a gap. Their last 12 months are the window the year-over-year figures compare.

Where do these numbers come from?
Sale and inventory statistics are computed from ECAR MLS data by Dream Destin Realty and refreshed on a 30-day cycle. Based on information from ECAR for the period September 23, 2021 through September 22, 2026. Neighborhood figures are LiveBy area estimates built on the U.S. Census American Community Survey.
Why is there no list of individual sold units?
9 units closed at Church Street Village in the trailing 12 months, from $385,500 to $615,000. MLS rules do not allow individual sold listings to be displayed publicly, so this page shows building-level statistics only - ask us for the unit-by-unitsold report and we'll walk you through it.
How are thin samples handled?
Any figure computed from fewer than three sales is withheld rather than published - a one-sale “median” is just that sale's price. Counts always show; prices earn their way onto the page.
