Gulfview Heights carries two kinds of parcel under one name, and only one kind is a house. Fourteen of the 108 parcels the county roll files here are commercial or mixed use, including a business condominium with ten separately assessed units on the county highway, so a sales record pulled on the subdivision name alone will fold storefront transactions into a residential average. Strip those out before anything else. What remains still spreads widely: recorded living areas run from small older houses up to nine parcels at or above 4,000 square feet, on lots that barely vary in size, which means the building rather than the land is doing most of the pricing work. Elevation is a real local attribute, rising about seven feet from the highway edge to the northern boundary, but it runs opposite to beach proximity, so the highest ground is also the furthest from the sand.
