Gulfview Heights lends its name to a street and to a county beach access, and both sit inside the neighborhood rather than somewhere down the road. Walton County's access chart lists Gulfview Heights Regional Beach Access at 186 Gulfview Heights Street with 22 parking spaces, which places it in the middle rank of the county's regional accesses: Ed Walline, the larger one west along the county highway, carries 39. The Gulf is roughly 825 feet from the plat's nearest parcel. The county is not finished with the access, either. Walton County Beach Operations scheduled a public meeting for 24 August 2026 at the South Walton Annex to take input on right-of-way improvements, presenting three concepts and listing increased parking capacity, resurfaced pavement on Gulfview Heights Street, a realigned multi-use path, more accessible parking, updated signage and pavement markings, low speed vehicle parking and an enhanced beach tram stop with a shelter. None of that is built, and anyone buying on that street should read it as a proposal under discussion rather than a commitment. The heights are genuine but modest. The federal elevation service reads about 27 feet at the plat's southern edge and about 34 feet along its northern boundary, so the ground climbs away from the water rather than toward it, and every parcel sampled here falls in Zone X, the minimal flood hazard category. That southern boundary runs within roughly 30 feet of County Highway 30A; US Highway 98 sits a good deal further off than the usual description allows, about 7,800 feet north. One thing this plat carries that its neighbors mostly do not is commerce of its own. Fourteen of the 108 parcels the county roll files under this name are not houses: a business condominium recorded as Gulfview Heights Business runs units A through J at 3925 West County Highway 30A, and a store, an office and a mixed use building stand along the same road. The residential stock around them runs to a median near 2,534 square feet on lots close to a fifth of an acre, with nine parcels at or above 4,000 square feet and about half of the built parcels finished since 2000. No adopted county overlay reaches this plat, so its rules come from the general code and from what is recorded against each lot.
