How Old Florida Beach is trading

Sixty-eight lots were recorded here in 1991 and no sixty-ninth is coming, so this is a market that answers patience rather than search effort. Inside that quarter mile the lots are not in one situation. Florida's environmental department maps Walton County's 2009 coastal construction control line straight along the plat's southern edge, so the front row is not dealing with a line in the abstract. Where that line, or the county building restriction line, crosses a lot, the recorded declaration makes everything waterward of it a total preservation zone open only to an approved walkover, and swaps the plat's 15 percent native vegetation requirement for 500 square feet in the front yard. Which lots it crosses and by how much is a survey question, since a mapped line and a filed address point are not the same thing, and it is the first question to put to a surveyor on any front-row purchase. The row behind stands a couple of hundred feet back and answers to ordinary setbacks. At the eastern end 16 of the plat's county-addressed sites fall inside Draper Lake's 300 foot protection zone, where clearing needs a permit and a seawall is not an option at any price. Those are three different buildable-footprint stories reporting into one figure, and a quarter's median mostly tells you which of the three happened to trade. Sort the record by row, check the protection line against the county layer, then wait for the right match inside one group.
