The label on a listing is doing less work here than it appears to. Four separately recorded condominiums of ten units apiece share this name, and nothing crosses between them: a declaration read at one, a budget obtained from another and a reserve position quoted from a third describe three different properties. So the first move in any comparable set is reading the legal description and grouping by which of the four a unit belongs to. The roll makes that quick once the pattern is known. That scope is deliberate and worth saying plainly: ten sales in a single condominium is thin enough that one unusual transaction moves the whole picture, and these four are close enough in age, size and position to bear being read as one set. What the blended file cannot do is price a specific condominium, so treat it as the starting point and adjust for the document and reserve differences between the four rather than reading a median here as one association's market. Two site facts belong in that adjustment rather than in a headline. Nothing under this name reaches the water, the nearest parcel lying about 766 feet from it and the farthest about 905, and the ground in between is a resort timeshare's and its second phase's, so access is a recorded-easement question and not a walk. And every recorded outline here, including the larger plat outline the Villas carries, maps outside the special flood hazard area in Zone X and the reduced-risk shaded band, with no coastal construction control line crossing any of them and the nearest segment about 405 feet seaward, which separates this site from neighbours a few hundred feet closer to the water that carry velocity and AE zones and price insurance accordingly.
