Buying a Condo in Destin

Destin's Gulf-front condo corridor along Old Highway 98 and Emerald Coast Parkway is one of the densest concentrations of vacation-rental-ready towers in Florida, and that density changes how a condo purchase should be evaluated here compared to a quieter market. Because so much of the building stock along this stretch went up between the late 1970s and the mid-1990s, buyers are now running directly into Florida's post-Surfside condo safety requirements: associations for buildings three stories and taller must complete a milestone structural inspection once the building reaches the statutory age threshold, and pair it with a structural integrity reserve study that dictates how much the association has to fund for roofs, load-bearing walls, waterproofing, and other structural components. In a corridor this old, asking for the building's most recent milestone inspection report and reserve study before writing an offer is not optional diligence, it is one of the most important documents in the file. Rental performance is the other half of the Destin equation. The city's zoning is broadly permissive for short-term rentals, which is exactly why Destin condos draw investor buyers from across the country, but permission lives at two levels: the City of Destin's zoning district and the individual condo association's own rules, which can add minimum-stay lengths, rental caps, or owner-occupancy requirements the city itself does not impose. A unit that qualifies for nightly rentals under the zoning map can still be blocked by an association vote the following year, so buyers should read the declaration of condominium, not just the city code. Flood exposure is a related consideration: nearly every Gulf-front tower here sits in a FEMA VE or high-risk AE flood zone, which drives both the cost and the required carry of flood insurance, and lenders will ask for the building's flood certificate before closing. Wind mitigation matters too. Destin's windstorm insurance premiums are among the highest in the state, and buildings that can document hurricane-rated openings, reinforced roof-to-wall connections, and a current wind mitigation inspection typically carry lower master-policy premiums, savings that flow straight into the monthly HOA dues every owner pays.

Destin Condo Buying FAQ

Do all Destin condo buildings allow short-term rentals?

No. Zoning permits short-term rentals across most of Destin, but each condominium association layers its own rules on top: minimum-stay lengths, rental caps, or owner-occupancy periods that the city itself does not require. Always read the declaration of condominium and the association's current rental policy before assuming a unit can be rented nightly.

What is a milestone inspection and does it apply to Destin condos?

Florida law requires condo buildings three stories or taller to undergo a milestone structural inspection once they reach the statutory age trigger, then again on a set schedule after that. Because much of Destin's Gulf-front stock dates to the 1970s through the 1990s, many buildings here have already crossed that threshold. Ask for the most recent milestone inspection report and the association's structural integrity reserve study before making an offer.

Are Destin condos in a flood zone?

Most Gulf-front and harbor-adjacent buildings in Destin sit in a FEMA VE or high-risk AE flood zone, which means flood insurance is effectively required for any financed purchase. Confirm the building's flood zone designation and elevation certificate early, since it affects both insurability and closing costs.

How does wind mitigation affect a Destin condo purchase?

Destin's windstorm insurance costs are among the highest on the Panhandle, and a building's wind mitigation inspection, covering roof-to-wall connections, opening protection, and roof shape, can materially change the master insurance premium the HOA passes through in dues. Ask the association for its current wind mitigation report and recent master policy renewal terms.
