Read the figures on this page as figures for a building name, not for an association. Market Street is one of four named buildings the master association's roster files under a single Gateway entry, and the money questions a buyer actually asks, the budget, the reserve position, the insurance tower, the assessment history, all belong to the regime rather than to any one of the four. A price trend gathered under this name therefore describes part of a property whose costs are set across the whole of it. The county record will not close that gap either: it draws each of the 198 parcels in the regime separately but publishes no construction year and no living area for a single one of them, so any price per square foot here comes from floor areas supplied with the listings rather than from the public roll, and the roll offers nothing to check it against. A second counting hazard sits underneath that one. The name reaches ground no residential buyer can acquire, a mixed use parcel inside the regime and a conference center parcel outside it, and a separate condominium with its own management sits at 9201 on the same lane, so a comp set assembled by name rather than by parcel can quietly include the wrong building. The one place the record is unusually generous is flood: every residential parcel in the regime stands outside the special flood hazard area, which on this resort is not the common answer, and it belongs in a carrying cost comparison as squarely as any sale price does. Ask for the Gateway documents, then ask which of the four buildings a comparable sale actually sat in.
