Market Street is a building name, not a condominium of its own, and a buyer who misses that will read the wrong governing documents. The Sandestin Owners Association's management roster files it under a single entry, Gateway, together with Observation Point North, Observation Point South and Pilot House, all four served by one management company. The state corporate registry carries no corporation under the Market Street Inn name at all. Walton County's 2025 roll matches the roster. Counted off the recorded parcel-ID series rather than off the legal description, and deduplicated on the parcel identifier, the Gateway regime holds 198 parcels at 9100, 9200 and 9300 Baytowne Wharf Boulevard, every one assessed to Miramar Beach: 196 residential condominium unit parcels, one common area parcel held by the association, and one parcel that is not a residence at all. A parcel is not the same thing as a door here, and the difference is large: seventy one of the residential parcels are recorded as combined pairs, their legal descriptions reading two unit numbers rather than one, so the count of unit designators behind these 196 parcels runs well past two hundred and sixty. Count what a buyer acquires, which is a parcel. The non-residential parcels deserve naming too, because this page's name reaches commercial ground twice over. Inside the regime the resort's corporate owner holds a mixed use parcel recorded under its own unit letters rather than under the regime's name, which is why a legal-name match reaches 197 parcels and never sees it. Outside the regime entirely, the county carries a conference center parcel addressed 9400 Market Street Inn under the resort's hotel company. Neither is a residence, neither is counted in the 196, and neither is something a residential buyer can acquire. Get the correct declaration, budget and reserve study before comparing anything. Above whatever the regime charges sits the Sandestin Owners Association assessment, which pays for lake and landscape work, sanitation, drainage, most of the common roadways, security, and the pair of pools the association itself keeps. It pays nothing toward the beach club, beach service, tennis or bicycle rental operations; those belong to the resort company and are sold as memberships. Two statutory questions belong on the list and neither can be closed from the public record. Florida Statutes section 553.899, in the 2024 compilation cited below, puts a structural milestone inspection on a building of three stories or more in height as determined by the Florida Building Code, and section 718.112(2)(g) bars waiving reserves for the structural items that inspection covers in budgets adopted on or after 31 December 2024. Nothing the county publishes establishes how many stories any building in this regime stands, so whether either provision reaches it is a question for the association rather than something a reader can settle here. Put the same question to the city, because the statute lets the local enforcement agency bring the inspection deadline in from thirty years to twenty five where a building sits near salt water, which describes this coast.

It is favorable, and unusually so for the bay side of this resort. Each parcel in the regime is drawn on its own, and every residential one of them was posted to two agencies as its own shape rather than sampled at a point: nothing in the special flood hazard layer shares any ground with any of them, at either agency, under the loosest test the services offer. The one exception belongs to nobody individually: hazard ground shows along an edge of the tract the association holds in common, rated Zone AE with 7 feet as the mapped elevation. Both Zone X subtypes appear across the regime, but which one a given parcel returns shifts with where inside it the test point falls, so no count for each subtype is published here. The absence of hazard-area ground under the residences is a genuine difference from several neighborhoods on the resort's bay side and belongs in an insurance conversation.
