Buying a condo inside Sandestin Golf and Beach Resort means buying into a layered ownership structure that does not exist the same way anywhere else on this list, and understanding those layers matters more than the unit's finishes. Every owner sits under the master Sandestin Owners Association assessment first, then a village-level or building-level condo association on top of that, and rental-program fees on top of that again if the unit participates in the resort's managed rental pool. A Gulf-front tower like Westwinds or Beachside carries a very different total carrying cost than a golf-course villa near Burnt Pine or the Raven, even at a similar purchase price, because the amenity load, insurance exposure, and rental income potential differ so much by village. Florida's milestone inspection and structural integrity reserve study requirements apply within Sandestin exactly as they do outside the gates: any condo building three stories or taller has to clear the state's age-based inspection trigger and maintain a funded reserve study, and because Sandestin's Gulf-front towers were largely built in the 1980s and 1990s, several are already past that threshold. Rental policy here is generally the most permissive on the coast since the resort was built around a managed rental program from the start, though a handful of residential enclaves restrict short-term rentals to protect full-time owners, so village-level rules still need to be checked individually. Flood zone exposure runs the full range inside the gates, from VE along the immediate Gulf front to lower-risk zones around the bayfront marina and interior golf villas, and that split changes both flood insurance and the resort's own master windstorm policy allocation across villages. Wind mitigation features and the resort's master insurance renewal terms are worth requesting directly from the Sandestin Owners Association, since a single association negotiates windstorm coverage across thousands of units and the outcome of that negotiation shows up in every owner's dues the following year.
