The split matters more than the shared marketing name, because the 1997 coastal construction control line runs between them, crossing this block at latitude 30.21427. Bay County publishes that line but did not create it: Florida rule 62B-26.024 sets its metes and bounds and names Environmental Protection as the responsible department, so a question about building on the water side of it begins with a state agency rather than at the county. Ask for the study, the budget and the insurance summary of the specific building rather than of the address.
