About Laketown Wharf Resort

This resort faces water that is not the open coast. Its parcels run along 9902 and 9860 South Thomas Drive, and measured against the 1997 coastal construction control line at each parcel's own longitude the nearest corner of any residence parcel stands about 625 feet north of it. That figure is a residence figure and should be read as one, because the association's own common ground runs well south of every home and reaches the line considerably sooner. The federal flood map puts the whole site in Zone X with no base flood elevation set against any of it, which keeps it outside the special flood hazard area, though the Zone X here is not one shade: most residences sit in the area of minimal hazard while a minority fall in the shaded band mapped for a two tenths of one percent annual chance, and a handful are crossed by the boundary between the two. Either way that is a materially different position from the towers immediately south, which map into VE. The line itself is a state product despite the county's name attaching to it, described by rule 62B-26.024 under the Department of Environmental Protection. The buildings ringing the resort's lake account for 765 parcels the state classes as condominium units, and the roll splits their year built between 2007 and 2008, which is why no single completion year is published above. The Census Bureau's areal hydrography names the water reaching the eastern parcel line the western end of Grand Lagoon, so the outlook from the east-facing stacks is over a mapped water body rather than over enclosed grounds alone. Reaching the sand is a walk rather than a step: Bay County's beach access layer puts Access 34 at 9812 Beach Boulevard about 1,055 feet from the nearest residence parcel, with Accesses 33, 32 and 31 clustered within a few hundred feet of it along Beach Boulevard. Which of those is closest depends on where on a site this large the walk begins, so the page names the distance rather than crowning a winner. Municipal history here has more than one answer. Sampled across its own parcels, the city's annexation record returns annexation Ordinance 275 of 1983 over part of the site and a 1998 interlocal instrument over the rest, so no single instrument brought the whole property inside the City of Panama City Beach.

HOA & Fees

An assessment covering 765 units spreads fixed costs widely, and the Zone X mapping means this budget does not carry the flood exposure its neighbors across the road do. What it does carry is the lake and the grounds around it, which are neither a building nor a roof and so tend to sit in the operating column rather than in reserves. The roll also splits this property between two completion years, which matters more than it would at a single-vintage address, because one structural integrity reserve study has to cover stock finished in two different years. Whether these buildings are tall enough to owe such a study is not in any doubt, so the exact statutory height is left to the citation and the question worth a buyer's time here is the split vintage rather than the trigger. Since the close of 2024 the membership can no longer vote the studied items down to make room for anything else. Read the study and the lake maintenance line together.

Rental Policy

Short stays at this address answer to the municipal certificate rather than to the county program, because the property sits inside Panama City Beach and has done since at least the 1983 annexation that covers part of it. Owners renew each year and pass a life safety inspection, and the occupancy figure the fire department supplies after that inspection, which the owner must then post inside the unit, rather than the floor plan, is what limits how many guests a unit may hold. The association's own rules sit alongside the city's and can be tighter, so read both before committing to a calendar.

Building Answers

Laketown Wharf Resort FAQ

Is Laketown Wharf on the open water?

No. Its residence parcels stand about 625 feet inland of the 1997 coastal construction control line, though the association's common ground runs nearer to it than any home does, and the federal map gives the whole site Zone X rather than the VE designation carried by the beachfront parcels south of the road. Zone X here covers two shades, the area of minimal hazard over most of the homes and the shaded two tenths of one percent band over a minority, neither of which is a special flood hazard area. The water the property is built around is its own lake, with Grand Lagoon mapped at the eastern parcel line.

How far is the nearest public beach access?

About 1,055 feet from the nearest residence parcel, roughly a fifth of a mile, to Access 34 at 9812 Beach Boulevard, with Access 33 at 9806 Beach Boulevard about 1,124 feet out. Both figures are measured from the closest home rather than from the property line, and this answer no longer calls either one the closest access: the county maps four entries along this stretch of Beach Boulevard within a few hundred feet of each other, and the ranking flips depending on which corner of a very large site the measurement starts from. What holds regardless is that this is a walk of several minutes rather than the few steps sometimes described.

Why is no single year built published for this resort?

Because two different construction years appear on the roll here. Of the 800 parcels returned under this legal name, 254 record a 2007 year built and 546 record 2008. Publishing either figure alone would describe part of the property as though it described all of it, and Florida's inspection clocks run from a certificate of occupancy rather than from a marketing date.
