Crystal Lake at Sandestin is a Sandestin neighborhood of single-family houses with Miramar Beach addresses in Walton County, and the county roll records it under two names. Its Phase I lots, numbered 2072 through 2131 on Olde Towne Avenue and on Clipper, Schooner, Tradewinds and Hideaway coves, are platted as Olde Towne at Sandestin Phase 1 in Plat Book 8, page 48, and the legal description of lot 2122 joins the two names. The houses on Crystal Lake Drive, Pine Island Circle and Shannon's Cove stand on Crystal Lake at Sandestin plats in Plat Book 14: the original at page 5, its replat as Crystal Lake at Sandestin II at page 23, and Phase III at page 86, which also replatted lots 8 through 13 of Block C. Lots 1 and 10 of Block C cite pages 81 and 83, the first under the name Crystal Lake at Sandestin IV.
The two sections were built on different schedules. The state property roll dates the Phase I houses from 1991 to 2024, with living areas from about 1,500 square feet to just under 4,900 on a single lot and above 5,500 on a parcel joining lots 2097 and 2098, while the county roll lists lots 2073 and 2120 as vacant. On the Crystal Lake plats, the state roll gives every house it lists a build year from 2000 to 2005 and none more than about 3,300 square feet; one county single-family parcel there is absent from the state roll.
The Sandestin Owners Association (SOA) posts two sets of supplemental architectural guidelines under this name. The Phase I set, approved in 2011, asks new homes to carry the neighborhood's large covered porches, shutters and horizontal wood siding, specifies standing-seam metal roofs, and requires brick-paver driveways and walkways, a white three-foot picket fence on the street-facing part of each lot, and clustered mailboxes. It bars lakeside garages and sets the rear setback at 10 feet, or 40 feet on the lake side.
The Crystal Lake II set, last approved by the SOA Board on May 24, 2022, keeps metal as the only roofing, requires Bahama shutters to stay where they are installed, limits back-yard fences to four feet of wood picket, and caps golf cart parking pads at seven feet wide. The one adjoining neighborhood either set names is the Bungalos: the border fence between it and Crystal Lake II may not be painted or altered.

Is Olde Towne at Sandestin part of Crystal Lake at Sandestin?
They overlap. On the county roll, every lot from 2072 to 2131 is described, in one spelling or another, as Olde Towne at Sandestin Phase 1, the plat the roll cites at Plat Book 8, page 48, and the legal for lot 2122 names Phase 1 Olde Towne and Crystal Lake at Sandestin together. The Sandestin Owners Association's guidelines for Phase I are titled Crystal Lake Phase I, and their sidewalk rule is written for houses on Olde Towne Avenue. When pulling records for a house on those lots, search under both names; the rest of the neighborhood sits on the Plat Book 14 plats instead.
Is Crystal Lake at Sandestin one HOA or two?
The Sandestin Owners Association's own documents name two. It posts one set of supplemental architectural guidelines titled for Crystal Lake Phase I and another for Crystal Lake II at Sandestin; each records approval by a neighborhood association board as well as the SOA Board of Directors, and changing either set takes both. Its roster of neighborhood association management, dated September 2, 2026, carries two entries under this name: Crystal Lake, units 2072 through 2131, and Crystal Lake II, units 1994 through 2071. Confirm a particular lot's association from the recorded documents on that lot.
Can I add a pool or a dock to a Crystal Lake at Sandestin home?
The guidelines regulate both. Phase I allows in-ground pools and hot tubs in rear or side yards within the setbacks. For docks it limits the walkway to 10 feet out from the shoreline and the whole structure to 200 square feet, sets docks at 5 feet 4 inches above mean sea level, and requires approval of each design by the Phase I architectural review committee and the SOA Architectural Review Board. Crystal Lake II allows in-ground pools behind the house only, fenced, landscaped and out of sight from the street, fixes docks at 10 by 12 feet, and requires docks and seawalls to be kept in good condition.
Are the Olde Towne Avenue houses in Crystal Lake at Sandestin older than the ones on Crystal Lake Drive?
Some are older, some newer and others the same age. The state property roll gives the houses on Olde Towne Avenue build years from 1991 to 2024, and the houses on Crystal Lake Drive, like every house it lists on the Crystal Lake at Sandestin plats, build years from 2000 to 2005. One single-family parcel on those plats is missing from the state roll, so check its year with the county. The Phase I guidelines add that from 2006 on, any change to an existing house there, whether color, trim, an addition or landscaping, falls under the updated rules.
What paint colors are allowed in Crystal Lake at Sandestin?
The two guideline sets treat color differently. Phase I calls for pastels to subtle shades of blue, green and brown, rules out white and neon, asks that a house use no more than three colors, bars repeating a house color within three houses, and sends colors to the Phase I architectural committee before the SOA Architectural Review Board. Crystal Lake II asks for natural tones like those already in the neighborhood, requires approval even to repaint in the same color, and keeps a matching body color at least three houses away on the same side of the street and never directly across from it.
