Walton County's roll carries 165 parcels in condominium use along Southwinds Drive, and the legal descriptions sort them into three separately recorded filings: Southwinds at Sandestin in the 4400 block with sixty one units, Southwinds II in the 4500 block with fifty, and Southwinds III in the 4600 block with fifty four, the three sets ranged side by side along the shore rather than stacked back from it. The state registry accounts for two of the three. Southwinds at Sandestin Condominium Association, Inc. took its charter on June 7, 1995 and Southwinds III Condominium Association, Inc. on March 4, 1999, both active today; no separately named active corporation for the middle filing appears in the registry, which makes the governing body a question for the documents rather than for the street number. The seaward edge repays the same care. No unit parcel here reaches the water. The ground between the buildings and the beach is recorded to the Southwinds associations themselves and, past them, to a parcel held by the resort's corporate owner. That lines up with what the Sandestin Owners Association publishes about the beach generally: it owns none of the sand and none of the parking that serves it, access runs through easements, and certain stretches are reserved to named communities. Ask in writing which of them, or which other instrument, governs the middle filing. Because the associations themselves own the common ground toward the water, the maintenance of that ground and of any structure crossing it belongs to their budgets rather than to the resort's, which is a question worth asking before the reserve study is read. The Sandestin Owners Association's separate annual assessment sits above all three and funds the resort-wide services it publishes.
