About Fairways at Sandestin

Start with the spelling, because it decides what a records search returns. Walton County describes almost every residence here as a numbered lot in Fairways of Sandestin, one hundred thirty one of them running from lot 171 to lot 310, while the corporation that governs them is registered as The Fairways at Sandestin Homeowners Association Inc. The roll is not consistent with itself either: one hundred twenty eight legal descriptions read Fairways of Sandestin, one reads The Fairways of Sandestin, one reads Fairways at Sandestin and one reads Fairway of Sandestin in the singular, so a search on any one spelling comes back short by at least a lot. All one hundred thirty one carry the single family use code with one residence and one building recorded against each, and because they are lots rather than condominium units the roll publishes their construction years: fourteen in 1981, sixty six in 1982, thirty three in 1983 and eighteen in 1985. Recorded heated living area runs from 1,153 to 2,478 square feet, with the middle of the range near 1,543. Twelve further parcels are assessed separately as garages, numbered from 167A and addressed on Cove Drive, which means a garage can convey, or fail to convey, apart from the house it serves. Addresses spread across Sandestin Boulevard West, Audubon Drive, Eagle Drive, Cove Drive, Cove Drive South and Kingfisher Drive. Choctawhatchee Bay lies about 473 feet north. The Links golf course parcel, which the roll assesses to the resort's corporate owner, begins roughly 2,900 feet away, so this ground does not front it. Flood is the sharpest divide of all. The effective map lays four separate designations across these lanes, and two of them, Zone AE with its seven foot elevation and Zone A, put the ground they cover inside the special flood hazard area. Measured against the outline of each lot rather than at a test point in the middle of it, sixty three of the one hundred thirty one lots carry special flood hazard ground, forty nine of them Zone AE and fourteen Zone A, while sixty eight sit wholly outside it. Only five lots are wholly inside the hazard area, because ninety one of the one hundred thirty one are crossed by at least one zone edge, and those edges run through lots rather than around them. What applies to a house therefore depends on the outline of its own parcel and not on the street it faces. Ask for the flood determination against the parcel identifier itself, never against the neighborhood name.

HOA & Fees

Two corporations took this name in the same week of June 1981 and only one of them still functions. The Fairways at Sandestin Homeowners Association Inc., chartered on 22 June 1981, remains active, reports a principal office on Grand Boulevard in Miramar Beach and carries a Santa Rosa Beach law firm as registered agent. Fairways at Sandestin, Inc., chartered four days later and tied to the resort's original development address, is inactive, so instruments executed under that name belong to the chain of title rather than to any body a buyer can telephone. Above the neighborhood, Sandestin Owners Association bills its own annual assessment and publishes a specific list of what the money buys, ending at the two pools the association itself runs. It also records that none of that money reaches the amenities Sandestin Golf and Beach Resort owns and operates. One local point deserves its own line: because a garage here can be its own assessed parcel, confirm in writing which parcel identifiers a contract conveys rather than relying on a street address.

Rental Policy

An earlier version of this page stated that short stays are permitted here. Nothing we can open supports that as a blanket statement about the neighborhood, and this page withdraws it rather than restating it more softly. The governing instrument is the recorded declaration held by the homeowners association chartered in 1981, and it is the only document that answers the question for a given lot. Read it with every amendment, note that a separately assessed garage parcel may carry terms of its own, then confirm the resort's current guest procedures and, separately, what Florida's public lodging law asks of the use intended.

A title or sales search that uses only one form will miss most of the file, and a search on the most common form still misses three lots.

Do the garages here belong to the houses?

Not automatically. Walton County assesses twelve garage parcels separately, numbered from 167A and addressed on Cove Drive, each carrying its own parcel identifier. A garage can therefore be held, bought or sold apart from a residence, so a contract should name the parcels it conveys instead of describing the property by street address alone.

How does the flood map read across these lots?

Two of the four designations printed here, Zone AE at seven feet and Zone A, are special flood hazard areas. The other two, the shaded 0.2 percent band and the minimal hazard area, are not. Read against each lot's own outline, sixty three of the one hundred thirty one lots carry special flood hazard ground, forty nine Zone AE and fourteen Zone A, and sixty eight carry none. Because the edges between the zones run through lots rather than between them, ninety one lots are crossed by at least one, and only five are wholly inside the hazard area. An earlier version of this page counted eleven lots inside the special flood hazard area and placed the other one hundred nineteen outside it. That count came from a single test point per lot and it understated the exposure roughly sixfold. Pull the determination for the exact parcel.
