About Harbour Point

Begin with the name, because the public record cannot agree on it. Walton County's roll records forty eight parcels in condominium use here. Forty six of them carry situs addresses spelled Harbour Pointe Drive or Harbour Pointe Lane; two drop the final letter and read Harbour Point; the legal descriptions shorten it again to Harbour Pt; the two common area parcels are written Harbor Point, without the u; and the corporation governing all of it is registered with the state as Sandestin Harbour Point Condominium Association, Inc. Anyone researching past sales under a single spelling is looking at part of the file. The parcels themselves are orderly. Street numbers run 800 through 919 in two series, twenty eight in the eight hundreds and twenty in the nine hundreds, and the association took its Florida charter on December 31, 1984 and remains active, administered now by a management firm in Destin rather than from an on-site office. Two neighbors are worth naming precisely, and neither of them conveys anything. Measured outline to outline rather than from a filed point, the golf-course parcel whose legal description reads as the Links course, addressed on Sandestin Boulevard North, adjoins this property and is recorded to Sandestin Investments, LLC, the resort's corporate owner. The course is that company's business and is reached by membership, not by an address. And the federal hydrography names the open water reaching to within roughly five hundred feet of the north edge as Choctawhatchee Bay itself, not one of the bayous that indent this shoreline further east. The flood answer is the least ambiguous thing about the place, and it is not a mild one. Every parcel here falls inside Zone AE on the effective map, so the special flood hazard area covers the community entire rather than in part. The residences are mapped at a base flood elevation of seven feet. The association's common ground is not uniform with them: parts of it are mapped at higher base flood elevations than the residences carry, so the seven foot figure describes the units and should not be carried across the whole property. That determination shapes insurance, lending terms, and every conversation about ground level work.

HOA & Fees

The community's own corporation, Sandestin Harbour Point Condominium Association, Inc., has been on the state register since the end of 1984 and is run today from a management company's office in Destin, so document requests travel off site and are worth starting early. Two questions deserve to lead. In the 2024 compilation, Florida's milestone inspection statute reaches a building of three stories or more in height as determined by the Florida Building Code, and sets the inspection at December 31 of the year the building turns thirty, based on the date its certificate of occupancy was issued, then every ten years after. The same section lets the local enforcement agency require the inspection at twenty five years where local circumstances, including environmental conditions such as proximity to salt water, warrant it, so the thirty year date is the outer one and this coast is exactly where an agency may pull it in. Establish the building's story count and its certificate of occupancy date with the association, ask Walton County which deadline it enforces here, and ask for the report and its findings by name. Second, a budget adopted on or after December 31, 2024 can no longer carry a members' vote to underfund the items a structural integrity reserve study covers, where the association owes one, so compare the current budget against the one before it. The Sandestin Owners Association's separate annual assessment sits on top of all of this and funds the resort-wide services it publishes, not the buildings here.

Rental Policy

The documents that answer this question are filed under a spelling a listing may not use. Recorded instruments for this community appear as Harbour Point and as Harbour Pt, the common area parcels as Harbor Point, the street addresses mostly as Harbour Pointe, and the corporation as Sandestin Harbour Point, so a records search that stops at one form will miss the covenants that actually control occupancy. Retrieve them under every spelling. After that, read the master association's regulations, and confirm what Walton County requires of a short-stay registration today. Nothing here establishes what any individual residence may do.

Harbour Point FAQ

Why does this community appear under so many spellings?

Because the record itself is inconsistent. Of the forty eight condominium unit parcels on Walton County's roll, forty six carry addresses spelled Harbour Pointe and two read Harbour Point; the legal descriptions abbreviate to Harbour Pt; the two common area parcels read Harbor Point without the u; and the state registers the governing corporation as Sandestin Harbour Point Condominium Association, Inc. Search every form before concluding anything from sales history.

What water lies off the north side?

Choctawhatchee Bay. Federal hydrography places the bay's mapped edge within roughly five hundred feet of the unit parcels on the north side, which is unusual on this stretch, since the water immediately east of here is mapped as a bayou rather than the open bay. Outlooks still vary by building and by stack, so confirm the specific one.

How does the flood map read at this address?

Not gently. Read by coverage rather than by a single test point, every parcel here holds special flood hazard area ground and Zone AE covers the community entire, with the residences mapped at a base flood elevation of seven feet. There is no low-risk pocket to shop for. One qualification belongs with it: the association's common ground carries higher mapped base flood elevations than the residences do, so seven feet describes the units and is not a figure for the whole property. Treat the insurance question as a community-level one and get an elevation certificate for the specific residence.
