About Bayou Village

Two clocks run here and a buyer needs to know which one is theirs. Bayou Village Condominium Association, Inc. has held a Florida charter since October 7, 1977, among the oldest still active inside the resort, and works from an office on Emerald Coast Parkway West in Miramar Beach. Then on March 15, 2018, forty one years later, a second corporation was chartered as Bayou Village Phase I Condominium Association, Inc., administered by a management company in Destin that keeps its mailing address in Atlanta. Both are active on the state register. Which of them governs a particular residence is the first question to ask, and the street will not answer it. The county roll shows the same division in a different alphabet: two parcel-identifier series rather than one, matching the two recorded phases. The first series runs street numbers 601 through 636 on Bayou Drive, carrying six-digit unit designators in the ten thousands: 10701 through 10730 in sequence for most of the run, with a second block, 10994 through 10999, standing in for 607 through 612. The second series runs 637 onward, along Bayou Lane and then back onto Bayou Drive through 668, where the designator simply repeats the street number. Two numbering conventions, two recorded phases, one name across the top of both: sixty eight condominium unit parcels in all, plus two further parcels of common ground, one held by each association. The water nearest the parcels is not the open bay: federal hydrography maps it as Horseshoe Bayou, roughly 105 acres, reaching within a few hundred feet of the community's edge. Every residential parcel in both series lands in Zone AE, its mapped base flood elevation reading seven feet, and Links course ground, carried on the roll under its own golf-course use class, begins under a fifth of a mile off.

HOA & Fees

The unusual thing here is that two corporations are alive at once. The original body was chartered in October 1977 and is run from a nearby office on Emerald Coast Parkway West; a second, naming itself for the first phase, was chartered in March 2018 and is administered by a management firm in Destin whose mail goes to Atlanta. Establish in writing which one bills the residence you are looking at, whose budget you are reading, and what the two share, because the answer is not visible from the street numbering. Above both, the Sandestin Owners Association charges its own annual assessment and states plainly what it buys: resort-wide security and sanitation, drainage and the bulk of the common roadways, landscape, lakes, and the two swimming pools it runs itself, named on its site as Audubon and Phil Hummel. Both of those sit elsewhere in the resort, so any water on this property is on the condominium's own budget rather than the master bill. Its architectural review governs exterior change. Anything else at the resort, tennis and bicycle rentals and beach service and the beach club, belongs to the resort company and is sold as membership, so it is not funded by either bill.

Rental Policy

Two active corporations govern under this one name, chartered four decades apart, and the occupancy limits that matter are the ones in the declaration recorded for whichever of them covers the residence in question. That is the document to obtain first, ahead of any summary of it. After it come the resort's master rules and, separately, whatever Walton County presently demands of anyone letting a residence short term. This page establishes nothing about what an individual residence may do.
