About Destin West Beach & Bay Resort
One resort name covers six separate condominium filings on the Okaloosa County roll, and the differences between them are the whole story. On the beach side, Destin West Beach & Bay Resort carries a 2002 year built with a header record reading 96 units at 1517 Miracle Strip Parkway, and Gulf Side Villas carries 2006 with a header reading 35. Across the highway on the bay side sit Pelican and Sandpiper, both 2004 with headers reading 48 units each, then Heron with 54 and Osprey with 37, both 2006. That is four completion years, six declarations and roughly 318 recorded units under a single trading name. Frontage differs by half as well, and it is the fact most often stated too broadly about this resort. Gulf frontage here is not a property of the campus; it belongs to the beach side of the highway only. The 3.29 acre beach-side parcel reaches the Gulf. The state's coastal construction control line, which by law tracks the landward limit of the beach and dune system, crosses through this parcel rather than stopping at its edge, and no other owner is recorded on the county roll between this filing and the water. It carries 96 units, and Gulf Side Villas stands on the same side with 35 more, though its own 0.17 acre parcel stops short of the sand and sits at the inland end of that block. That is 131 of the 318 units those six header records count. The other 187, in Pelican, Sandpiper, Heron and Osprey, sit across Miracle Strip Parkway with no gulf frontage of any kind; on that side the resort holds a 4.98 acre Santa Rosa Island parcel of residential common area running north to water outside the reach of the county's own mapped Santa Rosa Sound, whose polygon ends about seven tenths of a mile west of here; the county's hydrography layer carries no other named water body today, so this page does not assert a name for the water at this site. The two halves stand about 200 feet apart across the highway at their closest, measured parcel to parcel. On the beach side nearly every addressed location falls in the 0.2 percent annual chance band, outside a special flood hazard area with no elevation mapped, while the seaward part of that filing's own ground is mapped VE at base flood elevations of 13 and 16 feet and a small number of its addressed locations return VE at 16. So no one elevation describes this campus, either half of it, or in Heron's case even one building. Identify the recorded condominium a unit belongs to first, then ask that association for its own study, budget and insurance summary, and read the elevation certificate for the specific unit alongside them.
Rental Policy
This campus lies in unincorporated Okaloosa County under the island covenants, so no city registration applies and the county's own guidance is the starting point. Both halves are zoned B-3, which the covenants define as a light commercial and concession area carrying forward the hotel, hotel court and apartment house uses permitted in B-2; the restricted island classification the county names in its owner guidance is B-1, which does not reach here. A state lodging license and county tourist development tax registration are still required, and because six associations govern this campus, the recorded declaration and house rules differ building to building and must be read for the specific unit.
