Living in Inlet Beach

Inlet Beach anchors the east end of the 30A corridor and takes its name from Phillips Inlet, the outfall where Lake Powell drains to the Gulf. Camp Helen State Park sits immediately east across the county line, a 182 acre Bay County park on the southwestern shore of Lake Powell, and the Timpoochee Trail ends inside Inlet Beach, so the eastern terminus of the corridor's 18.5 mile bike path is at the community's doorstep. The housing mix runs from older beach cottages on the original street grid to newer construction on both sides of US 98, and the county's beach access inventory separates the community's paths to the sand sharply: it types the Orange Street access as Regional, with parking, restrooms, a lifeguard and an accessible route each recorded against it, while every other county access here, on Winston Lane, on Wall Street and on Park Place Avenue, is typed Neighborhood with none of those four recorded at all. The community's eastern boundary is the Walton and Bay county line, and US 98 runs through the middle of it as a four lane divided roadway carrying a bike lane and a sidewalk on both sides, which is why which side of the highway a home sits on is a real distinction here rather than a technicality. Commercial development has concentrated along the US 98 corridor, focused on the north side of the highway and at the 30A intersection, and the county's plan zones that ground as a Village Mixed Use district intended to keep shops and restaurants within walking or biking distance of the homes around them. Lake Powell is a coastal dune lake, a globally rare landform that Florida State Parks reports from only a few places worldwide: New Zealand, Australia and Madagascar, and in the United States along the coasts of Oregon, South Carolina and Northwest Florida. At almost 800 acres it is the largest coastal dune lake in Florida and in North America, and it carries an Outstanding Florida Waters designation; its outfall at Phillips Inlet normally stays plugged with sand and opens only when rainfall driven runoff lifts the lake high enough to break through to the Gulf. Development here answers to a county zoning overlay rather than to a single developer's private design code, and the plan writes its standards district by district rather than across the community as a whole. The Inlet Beach Neighborhood Plan divides the community into separate districts for preservation streets, infill, neighborhood commercial and village mixed use. In the Neighborhood Infill district it caps detached homes at fifty feet and multifamily buildings at forty, and it splits residential density on US 98: north of the highway the density may in no case exceed eight dwelling units per acre, while south of it the maximum is four units per acre where central water and sewer serve the property and three units per acre where only central water does, with a short list of properties marked on the plan's own map carried at eight. The Residential Preservation district sets no height standard of its own and follows Section 2.02.11 of the county land development code instead, and the Neighborhood Commercial and Village Mixed Use districts each stop at forty feet. That is why one street of one and two story cottages can sit a short walk from a much newer and much larger building, and why the side of the highway a lot sits on changes what may be built on it rather than only how it feels.

Its outfall at Phillips Inlet, which gives Inlet Beach its name, normally stays plugged with sand and opens only when rainfall driven runoff lifts the lake high enough to break through to the Gulf.

Is Inlet Beach walkable to shops and restaurants?

Partly, and it depends on which side of US 98 a home sits on. Commercial development has concentrated along the highway corridor, focused on the north side and at the 30A intersection, and the county zones that ground as a Village Mixed Use district meant to hold shops and restaurants within walking or biking distance of surrounding homes. US 98 through the community is a four lane divided roadway, though, with a sidewalk on each side and, in the words of the county plan's September 2018 update, state transportation department plans for a pedestrian underpass near the 30A intersection were then under development. That is the plan's statement carrying the plan's own date, not a current construction status, so treat a walk from the beach side to the highway side as a crossing of the highway until the current state project file says otherwise.

How does Inlet Beach compare to the villages further west on 30A?

It is governed by a Walton County zoning overlay rather than by a single developer's design code, so its rules come from the Inlet Beach Neighborhood Plan, and that plan sets them district by district rather than community wide. Its Neighborhood Infill district allows fifty feet for detached homes and forty for multifamily, and caps density at eight dwelling units per acre north of US 98 but at four units per acre south of it where central water and sewer serve the property, or three where only central water does. The Residential Preservation district, built around existing streets of one and two story homes, states no height of its own and follows the county land development code, while the Neighborhood Commercial and Village Mixed Use districts stop at forty feet. That is why the housing here reads as layers of different eras side by side rather than as one architectural code applied at once, and why the district a lot sits in tells a buyer more than the community name does.
