Walton County's parcel records cite six recorded plats under the Seabreeze name and number each plat's parcels in a series of its own: Seabreeze (Plat Book 8, page 18), Seabreeze Phase 2 (Plat Book 8, page 44), Seabreeze East (Plat Book 10, page 4, revised at page 10), Seabreeze Cottages (Plat Book 14, page 71), Seabreeze Forest (Plat Book 15, page 52) and Seabreeze South (Plat Book 19, page 6). The county's street records carry seven streets under the name, Seabreeze Court, Circle, Boulevard, Trail, Way and Place plus Seabreeze Forest Lane, and give every address on them as Inlet Beach, ZIP 32461. A 2013 DeFuniak Herald-Breeze account of a county Technical Review Committee meeting placed the Seabreeze South parcel at the northwest corner of Seabreeze Trail and Seabreeze Boulevard, east of Camp Creek Lake. The state's 2025 tax roll dates the houses on the six plats from 1990 to 2024. Most of them stand on the original plat and Phase 2, where the majority date from the 1990s and the county records most parcels at a quarter to half an acre. Seabreeze East's houses run from 1995 to 2022. The twelve Cottages houses date from 2000 to 2004, each on about 1,000 square feet of land. Seabreeze Forest's houses begin in 2005, and the county codes ten Forest parcels vacant. Seabreeze South's eight houses date from 2015 to 2021.
The state corporate registry lists three associations bearing the Seabreeze name with principal addresses on Seabreeze streets. Seabreeze Owners' Association, Inc., filed in 1994 and reinstated in 2015, is active, with its principal address on Seabreeze Circle in Inlet Beach. Seabreeze Cottages Owners Association, Inc., filed in 2001, is active, with its principal address on Seabreeze Trail given as Seacrest. Seabreeze Forest Owners' Association, Inc., filed in 2002, was administratively dissolved in 2013. None of the three entries says which lots an association covers. Ask both active associations whether they claim the lot you are weighing.

Does Seabreeze Forest still have an owners' association?
The state corporate registry lists Seabreeze Forest Owners' Association, Inc., filed in March 2002, as inactive: it was administratively dissolved on September 27, 2013, and the last annual report the registry shows is from 2012. The county's parcel records list Walton County as owner of the storm water retention area on the Forest plat and code ten Forest parcels vacant. The state tax roll dates the plat's houses from 2005 to 2023. Before buying there, ask the seller and the title company whether any recorded restriction on the Forest plat (Plat Book 15, page 52) still binds the lot, and who, if anyone, enforces it.
Who maintains Seabreeze Way, Seabreeze Place and Seabreeze Forest Lane?
Walton County's street records do not say. They name the county as maintainer of Seabreeze Court, Seabreeze Circle, Seabreeze Boulevard and Seabreeze Trail, and leave the maintainer field blank for Seabreeze Way, Seabreeze Place and Seabreeze Forest Lane. All seven are filed as local roads with Inlet Beach addresses. If the house you are weighing fronts one of those three streets, ask the seller who maintains it, and confirm the answer with the county before closing.
How much land comes with a Seabreeze Cottages house?
About 1,000 square feet. The state's 2025 tax roll records each of the twelve houses on the Seabreeze Cottages plat (Plat Book 14, page 71) on 1,001 square feet of land, with 2,269 or 2,426 square feet of living area, built from 2000 to 2004. The county's parcel records list Seabreeze Cottages Owners Association as owner of Lot 13, described as being all common areas of the plat, and the state registry lists that association, filed in 2001, as active. Ask the association what Lot 13 holds before comparing a Cottages house with one on a larger Seabreeze lot.
Was Seabreeze South planned as townhomes?
According to a DeFuniak Herald-Breeze report on the county Technical Review Committee's August 7, 2013 meeting, discussion there held that approval had been granted in March 2009 for a 14-unit townhome development, and that the request then before the committee, to divide a 1.64-acre parcel into eight residential lots, was a reduction. The committee moved it forward. The recorded Seabreeze South plat (Plat Book 19, page 6) carries eight houses dated 2015 to 2021 on the state tax roll, and the county lists Seabreeze South All 30A LLC as owner of the plat's streets and the common areas between Lots 2 and 3.
