Living in NatureWalk at Seagrove

This community went up inside a single decade and the county roll shows the pattern clearly. Three hundred and twelve parcels carry a NatureWalk at Seagrove legal description. Two hundred and ninety six of those are platted homesites and every single one of them already carries a dwelling, the oldest dating to 2011 and the newest to 2020, with a middle year of 2016. What is left is not unsold housing but the frame around it: sixteen lettered tracts and common ground parcels, eleven of them recorded as vacant land. Homesites are small by the standards of the ground around them, running near 4,617 square feet at the median, which is what allows a community of this size to sit inside a footprint of well under a square mile. Its streets read as a botanical index of the pine flatwoods it was cut into: Flatwoods Forest Loop, Sandgrass Boulevard, Prairie Pass, Cinnamon Fern Lane, Beargrass Way, Chordgrass Way, Salamander Circle, Lovegrass Way, River Oats Lane and Lily Lane. The address the roll gives the community's own office parcel is on South County Highway 395, which is the road this place actually meets, rather than Scenic Highway 30A. Governance is the part most worth reading twice, because it is not one body. Florida's corporate registry carries NatureWalk Homeowners' Association, Inc., filed on 25 March 2011 and active, with a principal office in Panama City Beach, a mailing address in Tampa and a registered agent in Santa Rosa Beach. But the parcels legally described as all streets, common areas and easements inside the community are recorded to a NatureWalk community development district, a separate unit of special purpose local government, while the association holds lettered tracts of its own. A community development district raises its own assessments and they arrive separately from association dues, often on the tax bill, so a buyer comparing carrying costs here should ask what the district levies against the specific parcel and over what remaining term, not just what the association charges. The setting is state land and it is verifiable rather than atmospheric. Walton County's roll shows tracts held by the Trustees of the Internal Improvement Trust Fund for agriculture and forestry pressed against this community's boundary, including one of roughly 549 acres along the western side and one of roughly 139 acres along the southern, part of the 15,407 acre Point Washington State Forest. The Florida Forest Service records that the forest carries a wildlife management area designation with hunting seasons and game limits set by the state wildlife agency, which is a real consideration when a back property line meets state timberland, and that a greenway trail system is being developed across the forest intended to link Grayton Beach State Park, Deer Lake State Park and Topsail Hill Preserve and to exceed 27 miles of trail on completion. One honest gap belongs on this page. We could find no record of a public beach access serving this community by name. Walton County publishes its full beach access inventory with an address and a type for every entry, and along this stretch of the corridor it names Beachwood Villas, Campbell Street, Pelayo Avenue, Montego Avenue, Santa Clara Street, San Juan, Dothan Avenue, Andalusia Street, Greenwood Drive and One Seagrove, none of them attached to this community and only Santa Clara Street and San Juan recorded as having parking. Whether a particular home carries a private or deeded right to the sand is a question for its recorded documents, and no page can answer it from the outside.

Local Answers

NatureWalk at Seagrove FAQ

Who owns the streets inside this community?

Not the homeowners association, which is the answer buyers usually expect. Walton County's roll records the parcels legally described as all streets, common areas and easements to a NatureWalk community development district, a separate unit of special purpose local government, while NatureWalk Homeowners' Association, Inc., chartered in March 2011, separately owns lettered tracts. A district of that kind raises assessments in its own right, frequently collected on the tax bill, so ask what it charges against the specific parcel and how long the obligation runs.

Does this community have a beach access of its own?

We could not establish one, and we would rather say so than guess. Walton County publishes every public beach access it maintains with an address and a type, and along this part of the corridor it names Beachwood Villas, Campbell Street, Pelayo Avenue, Montego Avenue, Santa Clara Street, San Juan, Dothan Avenue, Andalusia Street, Greenwood Drive and One Seagrove. None is recorded to this community, and only Santa Clara Street and San Juan are recorded as having parking. A private or deeded right to the sand, if one exists for a particular house, lives in that house's recorded documents.

Is this the NatureWalk north of US 98 at Watersound Origins?

No. This one is recorded under NatureWalk at Seagrove legal descriptions, meets South County Highway 395, and had all 296 of its platted homesites built on between 2011 and 2020. The enclave carrying a similar name inside Watersound Origins sits north of US Highway 98 under entirely separate governing documents and a separate developer's plan. Confirm which recorded name a listing carries before comparing anything, and note that this is not the only place nearby where that matters: Summersweet Place, a plat with the same kind of botanical street names less than half a mile south of here, is recorded inside WaterColor and its streets and common areas belong to the WaterColor association, not to anything on this page.
