Living in Seagrove Beach
Seagrove Beach was platted long before the master-planned towns arrived beside it: J.R. Moody laid out the Seagrove 1st Addition in an unrecorded plat dated October 1, 1922, revised it, and recorded that revision on July 19, 1939. A second instrument follows it in the same year, and it is the one that carries the book and page a title search will want: the county's adopted plan identifies the Old Seagrove beach in the recorded plat of October 16, 1939 at Plat Book 2, Page 29, instrument number 101082. Cube McGee Sr. bought the remaining lots plus 160 surrounding acres in 1949, and permanent public beach easements were recorded in 1953 as an incentive for lot purchases. The original layout is a classic grid with streets named for trees: Grove, Forest, Cypress, Dogwood, Pine, Hickory and Live Oak. Water sets the platted core's northern edge: the county defines the Old Seagrove plan area as bounded west by Seaside, east by County Road 395 and its beach access, south by the Gulf, and north by a Western Lake tributary. Those dune lakes are a landform Walton County says is found in just four other places on earth: Madagascar, Australia, New Zealand and Oregon. The housing splits along the plan line. Inside the overlay the county permits only single-family residential use, bars commercial, multi-family and non-residential uses on every lot except the existing businesses at the northeast corner of 30A and County Road 395, and caps building height at 40 feet with front, side and rear setbacks of 20, 7.5 and 15 feet. The condominium stock that trades under the Seagrove name sits outside those boundaries, which is why two homes a few streets apart can answer to different rules. County Road 395 meets 30A in Seagrove and runs north to Point Washington, following the line of the old sandy road that once led down from the Point Washington ferry landing to the Seagrove Hotel. Eden Gardens State Park preserves 163 acres of the historic Wesley homestead at that end of the road. The Timpoochee Trail parallels the entire length of Scenic Highway 30A from Dune Allen to Inlet Beach and so runs the community's whole frontage, and five recorded pedestrian beach accesses cross the platted core to the sand, four of them granted to the public in Deed Book 122, Page 531 and named for the streets they follow.

What are the coastal dune lakes near Seagrove Beach?
Walton County recognizes 15 named coastal dune lakes along 26 miles of coastline, and the county describes the feature as existing only here and in Madagascar, Australia, New Zealand and Oregon. The lakes sit behind a sand berm and open an intermittent connection to the Gulf, called an outfall, that lets lake water pour out and salt water flow back in. Eastern Lake is one of the three the county lists with a public boat ramp. The Old Seagrove plan area's own northern boundary is a Western Lake tributary.
Is Seagrove Beach mostly houses or condos?
Both, but under different rules. The 1939 grid inside the Old Seagrove plan area is single-family only: the county bars multi-family and commercial use on every lot inside that boundary except the existing businesses at 30A and County Road 395, and caps height at 40 feet. The condominium stock that carries the Seagrove name in listings sits outside the plan area, so a condominium and a cottage here are not two options within one rulebook.
How does Seagrove Beach compare to Seaside next door?
Seagrove has no town center, and it predates Seaside rather than copying it. But it is no longer accurate to say it has no code: Walton County adopted the Old Seagrove Neighborhood Plan in 2025, and inside that overlay the county holds new building to 40 feet, fixes the setbacks at 20 feet in front, 7.5 feet at each side and 15 feet at the rear, allows single-family use only, and permits no more than six bedrooms in a short-term rental house built new. Forest Street and Grove Avenue run straight into Seaside from the platted core.
How do short-term rentals work in Seagrove Beach?
Two recorded authorities decide it, and neither is a community-wide permission. Walton County operates an Office of Short-Term Vacation Rental Registration that any short-term rental in the county answers to. Separately, inside the Old Seagrove Neighborhood Plan overlay the county treats short-term vacation rental units as an allowable single-family use subject to the plan's standards, and caps a newly constructed short-term rental home at six bedrooms. Parcels outside the plan boundary are not covered by that cap, and an individual property may carry its own recorded covenants on top of both. Confirm the county registration status, the plan boundary and the recorded covenants for the exact address during diligence.
