Living in Watersound

Watersound is a family name, not a single address, and the state corporate registry is the plainest place to see how many places wear it. Florida's Division of Corporations lists an active Watersound Beach Community Association filed in July 2001, a Watersound West Beach Community Association filed in September 2005, a Watersound Camp Creek Community Association filed in September 2020, and a Watersound Villas on the Fairway Owners' Association filed in November 2024, alongside the pair of associations that answer for Watersound Origins. Six corporations, six boards, six sets of recorded documents. A covenant, an assessment or an amenity right established in one of them reaches none of the others. Walton County's tax roll separates the villages just as cleanly. Watersound Beach carries 248 parcels in numbered phases, with dwellings dated from 2004 through 2024 and a middle build year of 2013, on homesites that run about 6,190 square feet at the median. Watersound West Beach carries 200 parcels, dwellings from 2007 through 2024, and a median homesite near 6,000 square feet. The two are barely a mile apart and yet every West Beach parcel on the roll takes a Santa Rosa Beach mailing city while every Watersound Beach parcel takes Inlet Beach, which is the first thing to check whenever a figure filed under this name looks out of character. Watersound Camp Creek reads differently again: 268 parcels on the roll, the most of any village under this name, 263 of them platted lots and the rest rights of way and common areas, but only 37 of those lots yet carrying a building year and every one of those 2023 or 2024, on homesites whose median runs near 17,050 square feet, close to three times what the beachside villages plat. Further recorded names, Watersound Bridges and Gulfview at Watersound among them, sit under the same word. Water is what distinguishes the western villages from one another. The United States Geological Survey's national hydrography maps Camp Creek Lake at roughly 61 acres across two connected basins lying along the eastern side of the Watersound Beach parcels, and Deer Lake at roughly 33 acres immediately east of the West Beach parcels, inside Deer Lake State Park. Both are coastal dune lakes, and Walton County publishes a mapped layer drawing a 300 foot protection buffer around each of them by name, together with a tributary buffer and a Coastal A flood area of about 2,000 acres adopted under county Ordinance 2010-08. Whether one particular homesite falls inside any of those lines is a parcel question, and it is worth asking before a building plan is drawn rather than after. Because these four villages sit along a corridor rather than inside one contiguous outline, this page's map marker centers on Watersound Camp Creek specifically, the largest of them by parcel count, rather than on a point equidistant from all four that would sit on no one's ground at all; Beach and West Beach are described here in full but are not separately pinned.
