The county's address list puts seventeen of its addresses on Walton Gulfview Drive, a paved street the county numbers from 1 to 154, and the state roll places Lots 2 and 3 at 8849 and 8855 East County Highway 30A. Each of those addresses reads Inlet Beach, 32461.

The covenant entry above gives 3/46 in its plat column, the Whites number rather than this one. No. They are separately recorded subdivisions that happen to share two words. Gulfview Estates is Plat Book 3, Page 86, and Walton County parcel numbers on it begin 27-3S-18-16030. Whites Gulfview Estates cites Plat Book 3, Page 46 together with its First and Second Additions at Plat Book 12, Page 4 and Plat Book 14, Page 10, its parcel numbers begin 28-3S-18-16070 or 16075, and nearly all of its addresses sit on Clareon Drive. Check the plat reference in a listing's legal description before setting it beside a house on Walton Gulfview Drive.

Which Gulfview Estates lots have been split into two parcels?

Three of the sixteen. Walton County's roll cuts Lot 14 into its north 76 and a half feet and its south 73 and a half feet, divides Lot 16 into north and south halves, and describes two more parcels by bearings and distances run from the northwest corner of Lot 13. The 2025 state roll puts houses built between 1984 and 1998 on those six parcels. Anyone buying one of them is buying part of a platted lot, so have the surveyor work from the written description in the deed rather than from the lot lines on the plat alone.

What is the 11 foot easement named in some Gulfview Estates legal descriptions?

Walton County's parcel records attach a right to use an 11 foot easement to Lots 10, 11 and 12, and the Lot 11 description adds the words from Hwy 30-A. The description for the south part of Lot 14 opens the same together-with clause, but the county's text stops before it finishes. None of these records says where the easement runs, whose land it crosses, or what it may be used for.
