About Augusta Village
Augusta Village is exactly the size its listing copy has always said, and this page previously said otherwise. Counted off the recorded parcel-ID series rather than off the legal description, Walton County's 2025 roll carries forty three condominium unit parcels here plus the association's common area parcel. The forty three that listing copy has repeated for years is right; an earlier version of this page put the figure at thirty three and called forty three unsupported, which was an artifact of matching on the name. Ten of these parcels do not carry the community's name in their legal description at all: most read a long deed reference instead, one spells the name without its first letter, and two identify a unit by an alternative number, so a name query silently returns roughly three quarters of the community. The unit designators arrange themselves into nine hundred blocks, from 11001 through 11805, with between four and six units in each, and the addresses run from 517 to 559 across six lanes that all begin with the same word: Augusta Drive with twenty, Augusta Way with six, Augusta Place with five, and Augusta Court, Augusta Circle and Augusta Lane with four apiece, with the common parcel on Audubon Drive. That last address matters more than it looks. Audubon Drive is where the Sandestin Owners Association operates the Audubon Pool, one of only two pools the master association runs for every owner on the resort, so a resident here is unusually close to an amenity the annual assessment actually pays for, as distinct from the beach club, the beach service, the tennis operation and the bicycle rentals, every one of which Sandestin Golf and Beach Resort owns and sells on its own terms. Flood mapping is the other thing worth reading carefully, because the answer here is good but it is not uniform. Read across the whole of each recorded boundary rather than at one point inside it, the special flood hazard boundary reaches one residence, 518 Augusta Way, where the corner of the unit parcel is mapped Zone AE at a base flood elevation of seven feet, and it also reaches part of the ground the association holds in common. The other forty two parcels sit outside the special flood hazard area under both the federal map and Walton County's own. Two neighboring addresses can therefore quote differently, which is a reason to pull the determination and the elevation certificate for the specific residence rather than to rely on the community's general standing, and the common ground is a question for the association's own insurance rather than for any one owner. The association itself was chartered on 21 May 1979 and has filed without interruption since, with reports recorded in each of the last three years.
HOA & Fees
A roster of forty three units is still a small base for any capital project, and that arithmetic should shape every question asked here. The association has been continuously on file since 21 May 1979 and reports from a Miramar Beach principal address through a Santa Rosa Beach registered agent, so the corporate record is clean, but ask how a group this size sequences roofing, paving and exterior cycles and what the reserve schedule holds. Florida Statutes section 718.112(2)(g) bars a condominium association from waiving or reducing the reserves tied to milestone inspection items once a budget is adopted on or after the last day of 2024, so a recent budget should show that line funded rather than waived. Above the community's own dues sits the Sandestin Owners Association assessment, which reaches security, the lakes, landscape, sanitation, drainage and the greater part of the common roadways, and keeps its two pools open.

The widely repeated figure of forty three is therefore the right one, and this page previously said thirty three and called forty three unsupported. That was wrong, and the reason is worth knowing if you ever check a count yourself: ten of the forty three carry no version of the community's name in their legal description, so a search on the name finds only thirty three of them. The unit designators fall into nine blocks between 11001 and 11805, holding four to six units apiece. A second caution belongs with any count taken here: the association's common ground arrives on two records rather than one, and treating those as two holdings, or as a single one, both go wrong in different places.
Is Augusta Village in a flood hazard area?
One residence is, the common ground partly is, and the rest are not. Read across the whole of each recorded boundary rather than at a single test point in it, the special flood hazard boundary reaches the corner of the unit parcel at 518 Augusta Way, where it is mapped Zone AE at a seven foot base flood elevation, and it also reaches part of the ground the association holds in common. The other forty two parcels sit outside the special flood hazard area, and the federal map and Walton County's own map agree on every part of that. One caution behind the common area answer, because this page got it wrong before: that parcel is recorded on two rows holding two different pieces of ground, and testing only the first row reports it clean.
