Walton County's 2025 assessment roll carries 139 lots under the legal description Villa Lago S/D, forty two of which name the book the plat was filed in, book 17, where the only pages the roll names anywhere are 15 and 16; 137 assess as single family residential and two remain vacant. An owner here takes a lot in fee, not a unit and an undivided share, so the condominium statute that governs most addresses behind these gates does not reach this street at all. One more parcel belongs to the picture and is easy to miss, because its legal description begins with the streets rather than with the subdivision name: the roadways and common areas threading these lots are a parcel of their own, carried at 1981 Baytowne Loop and owned by the Sandestin Owners Association, the resort wide body, rather than by any association of this neighborhood's own. The build history is the second surprise. Actual year built on the roll begins in 2007 and continues through 2023, heaviest in 2012 and 2013, with several houses completed inside the last few assessment cycles, which means two neighbors can be separated by fifteen years of building code. Eighty two addresses sit on Baytowne Loop and fifty seven on Boardwalk Drive, and the assessed lot areas total about ten and a third acres, a compact footprint for that many houses. Flood mapping then divides the tract, and it divides individual lots as well as streets. Read across the whole of each lot rather than at one point inside it, the special flood hazard boundary crosses a substantial share of this plat: a single lot can hold ground rated Zone AE at a mapped base flood elevation of seven feet and ground outside the hazard area at the same time, and on one Boardwalk Drive lot two federal test points a few feet apart return the two different answers. Walton County's own flood layer reaches the same reading as the federal one. Both Zone X subtypes appear here as well, and which one a lot returns moves with where the test point falls. The determination belongs to the parcel and never to the neighborhood, and on this plat it may not resolve to one answer even for a single lot, so it is worth pulling the elevation certificate alongside it.

HOA & Fees

Two obligations reach a lot here, and they are documented very unevenly. The Sandestin Owners Association collects an annual assessment from every owner on the resort and spends it on roadway and drainage upkeep across most of the common areas, on landscape, on the lakes, on sanitation and security, and on the two pools it runs, neither of which stands in this neighborhood. Its reach here is not only financial: the assessment roll records the streets and common areas of this plat as a parcel owned by that association outright, so the ground between the lots is the master association's rather than a neighborhood body's. The state corporate registry, by contrast, carries no active corporation under this neighborhood's name, even though the master association's own management roster lists the neighborhood alongside a management company of its own. Ask the seller for the recorded instrument that actually governs the lot and for the budget behind it, because we could not establish that document from any public filing we could reach.

Rental Policy

The declaration recorded against the lot is the governing document, and the master association's current rules on guest access sit beside it; read both in their present form rather than relying on what a listing repeats.
