Four records agree on what that means, and together they close a question this page previously left open. Every parcel here sits on the same county numbering series as the 168 residences at 9500, and that is the point worth pausing on: the two genuinely separate condominiums further along the same street, at 9700 and 9800, each carry a series of their own, so the shared series is the county saying these two buildings are one filing. The roster of neighborhood management republished by the master association in August 2026 carries a single entry reading Grand Sandestin and LaSata against both designator ranges under one management company. Florida's corporate registry holds no association chartered under the LaSata name in any status, while the association that does exist owns the common area at this address and the club parcel next door at 9601. So this is a building name for half of a 264-residence condominium, not a condominium. That club parcel is the one facility in this part of the resort held by the association owners here belong to rather than by the resort company, which makes it worth asking about specifically; what use of it any residence carries is set by the declaration. Because the same association and the same manager serve both street numbers, a budget, an assessment or a reserve figure quoted for this community will normally have been written across 264 residences rather than these 96, so ask which population a number describes before comparing it to anything. Layered above the condominium, the Sandestin Owners Association assesses every owner in the resort and publishes a list that ends at security, sanitation, drainage, most roadways, grounds, lakes and its two pools. It states that the money does not fund the resort company's own amenity businesses, which are sold on membership terms.

Because the assessment roll uses the recorded condominium name, and at this street number that name is The Grand Sandestin. The building name reaches the record indirectly: the master association's roster pairs Grand Sandestin and LaSata in a single entry with two designator ranges, and the second range, 3002 through 3518, matches this address exactly. Anyone ordering documents, an estoppel letter or a title search should work from the recorded name and the parcel number rather than the name used in marketing.
Is this a separate condominium from the building next door?
No. An earlier version of this page left the question open, and the records now answer it. Every legal description at both street numbers reads the same recorded name; both sit on one county numbering series, where the two neighbouring condominiums on this street each have a series to themselves; the state registry holds one association for the pair and none under the LaSata name; and the master association's roster runs both designator ranges through a single entry and a single manager. So the declaration reaches 264 residences and these 96 are part of it. What remains genuinely unsettled is narrower and still worth asking about: whether the declaration establishes this building as a phase with any accounting of its own, and whether the reserve study and the structural inspection scope are written per building or across both. Ask for the declaration and any phase amendments.

The remaining ninety five residences carry nothing. An earlier version of this page said the reverse, calling the footprint a spread across two map categories with neither of them high risk. That reading came of dropping pins inside parcels instead of asking about the outlines themselves, and a pin in the centre of a unit stamp is blind to a boundary that clips a corner. Since the answer is not uniform, order the determination against the unit number itself before pricing insurance, and ask the board how it covers the shared ground.
What is the nearest water called?
Horseshoe Bayou, about 530 feet west-southwest on federal hydrography, with the nearest mapped edge of Choctawhatchee Bay roughly 570 feet west. They are separately named features, and naming the larger one where the smaller one sits closer overstates the setting. No parcel at this address touches water.
