About Genoa

The interesting question at Genoa is who owns what inside it. Sixty-two homesites are platted here at plat book 16, page 40, forty-two addressed on San Marina Boulevard and twenty on San Giovanni Drive, numbered 1600 through 1661; sixty-one carry houses and one lot is still open. Common ground described on the roll as the boulevard and all lakes belongs to Genoa Homeowners Association, Inc., which has been on the state register since June 16, 2004 and is current on its filings. Separate common ground, described as the common areas and parks, remains titled to a Genoa development company, and the register carries no active corporation of that name: the two it does carry, one filed in Delaware in 2004 and one in Florida in 2007, are both inactive. That is a title question a buyer should raise early rather than late. Construction ran long by resort standards, from 2006 through 2024 with twelve houses completed in the first year alone, and the houses are consistently large, about 3,036 to 5,681 square feet on ground running 9,409 to 22,869. Around the edges sit the resort's other platted villages, Baytowne, Del Mar at Sandestin, Baytowne North and Island Green, with the resort company's own golf holding beyond them, and no master association roadway parcel runs through this plat at all.

HOA & Fees

Assessments arrive from two directions and the split shows up unusually clearly in the title record. Genoa Homeowners Association, Inc., registered June 16, 2004, holds the boulevard and the lakes, which means this community maintains its own street instead of leaning on the resort's master association for it, and that sets it apart from several of its platted neighbors. The master assessment then sits on top, funding by its own published account sanitation, security, landscape and lake maintenance, most common roadways and drainage, and the pair of pools the association keeps on other parts of the resort. That same published statement is explicit that none of the money reaches what the resort company owns and runs. The question worth pressing is the third holding: this community's common areas and parks are still titled to a development company the state register shows as inactive, so ask when they transfer and what the association has budgeted against the possibility that they have not.

Rental Policy

Guest use here is settled by the recorded covenants for this subdivision rather than by the resort's reputation, with Walton County's registration requirements applying alongside them; pull the current text of each. Two further checks are specific to this address. Gate and guest procedures inside the resort are administered by the master association and by the resort company, not by this community, so confirm them separately. And because a lot remains open and several common parcels have not moved off a builder's name, confirm that the rules a buyer is shown are the currently operative ones rather than a construction-era draft.
