This is one of the few addresses inside Sandestin where the county can tell you when the houses went up. Because these parcels are assessed as single-family lots rather than condominium units, the assessment roll carries an actual year built for each one, and it reads 2005 on fifty-five of them and 2004 on the other fourteen: a buildout closed inside two seasons. Sixty-nine cottages line Bungalo Lane, numbered 2431 through 2499, and the corporation that holds their shared ground, The Bungalos Homeowners Association, was chartered on August 26, 2004, a few months ahead of most of the roofs. The record also draws the line that matters to pricing. Living areas sit in a tight band, roughly 1,620 to 2,216 square feet with the middle near 1,676, while the ground underneath varies far more, from about 3,164 to 8,399 square feet. Two cottages of nearly the same size can therefore stand on very different lots, and the roll will show you which is which before a tour does. The flood mapping needs the same parcel-by-parcel treatment.
