Walton County carries one hundred fourteen residence parcels here plus two common area parcels, and every single residence records an actual year built of 1980, which is as uniform as this coast gets. The effective year built, the assessor's own estimate of condition age, is not uniform at all: ninety one parcels read 2000, twelve read 2005, five read 1990, four still read 1980, and one each read 1993 and 2008. The same office, on the same lanes, is saying these houses were built together and have not aged together. Addresses run 396 to 599 across seven of them, Linkside Drive with forty five, Linkside Place West with nineteen, Linkside Lane with sixteen, Linkside Circle with fourteen, Linkside Place East with ten, and Bob-O-Link Place and Robin Court with six and four. The legal descriptions place them in two recorded plat units, one and two. All one hundred fourteen sit under the single family use code, one dwelling and one structure to a parcel, and recorded heated living area runs from 1,199 to 2,932 square feet. The nearest named water is Horseshoe Bayou, about 741 feet off, with Choctawhatchee Bay a little beyond at roughly 820 feet, and the Links golf course parcel begins about 1,100 feet away rather than at the back fence. None of the three governs anything here, and a search that stops at the name will return the wrong declaration and the wrong budget. Above the neighborhood body, Sandestin Owners Association bills its own annual assessment; its members' page places one of the two pools it operates on Audubon Drive, across from this village, and is explicit that the resort company's own amenities draw nothing from that assessment. Note also that the roll files these residences under the single family use code rather than as condominium units, so ask the association which regime actually governs a given building rather than assuming either answer.
