Luau is recorded in two phases, and Walton County's roll spreads its 243 residences across two street numbers, 5000 and 5002 Sandestin Boulevard South, on the resort's southern half. Unit numbering runs from 6101 to 7906 in blocks of a hundred, and one block is simply absent: no 7300 series appears on the roll at all, the kind of gap that sends a careful buyer to the recorded plat rather than to a marketing floor plan. Two further parcels here are not residences. They are non-residential units recorded as PM and PM2, and the roll titles both to the corporate owner of Sandestin Golf and Beach Resort, so some of the parking inside this condominium is not the association's to allocate. The association itself has been a Florida not-for-profit corporation since May 2006, is registered at the 5000 address, and uses an outside firm as its agent of record. One quirk worth carrying into a records search: the county roll spells the corporate name with a letter missing, so a search on the correct spelling can come back empty when the parcel is right there.

Two budgets and one parking question sit behind every residence here. The condominium association covers the buildings and grounds across both recorded phases, and phase documents can differ, so establish which phase a unit falls in before comparing anything. Every property owner inside the resort also pays a yearly assessment to the master owners association, and that body publishes precisely what the money buys: sanitation, security, lake maintenance, most roadways and master drainage, common landscaping and the master irrigation, the paths, architectural review, and the two pools it runs for the whole resort, one of them on Audubon Drive and the other beside the traffic circle where Baytowne Avenue meets Heron Walk Drive. The same page records that the money in no way reverts to the resort company or to the amenities that company owns, so a tee time, a court, a rented bicycle, a set of chairs on the sand and admission to the beach club are all bought from the resort company on membership terms. The parking question is the third layer, because two of this condominium's own parking units belong to that same company.
