Calhoun Subdivision began as Calhoun's Subdivision of Addition to Town of Destin, filed and recorded in Okaloosa County's Plat Book 1 at Page 20 on October 31, 1935, with Tyler Calhoun signing its dedication as owner and trustee. The plat takes in the western end of the Choctawhatchee peninsula west of a true north and south line through a concrete marker on the western shore of Joe's Bayou, less the acreage of the Moreno Point Military Reservation survey of lots. Its legend totals 518 acres in Blocks A through H, lists numbered lots only for Blocks A through D, and marks Block E, at 123 acres, as not subdivided. Calhoun Bay, recorded in 2011, is a different plat: a two-lot residential replat of part of one of those reservation lots, Lot 16.
The Second Revision, filed April 14, 1953, divided what the earlier plats had left unplatted into lots and blocks with streets. Block F appears on it as large numbered tracts, and Block E as tracts of the same kind beside rows of numbered lots drawn 50 feet wide and 200 feet deep. The tracts are set along streets named for flowers, Magnolia, Jessamine, Oleander, Camellia and Azalea, and cross streets named for fish, from Tuna and Pompano to Sail Fish and Snapper. The sheet draws a line marked as the crest of sand dunes through several Block E tracts, and it labels the reservation lots along Choctawhatchee Bay and south of U.S. Highway No. 98 as not included in the plat. A later note beneath the surveyor's certificate records certain streets in Blocks E and F closed by a resolution dated September 13, 1960.
On Okaloosa County's roll, the plat's parcels, including those in resubdivisions of Block D, are filed under uses running from single-family houses, multi-family buildings and mobile homes to stores, offices, warehouses, restaurants, motels and churches. The roll gives single-family build years from 1920 to 2025, most of them in the 1950s through the 1980s. Many legals describe part of a lot or tract by the foot, and several Block E legals take in part of Camellia Avenue. Every address in these parcels carries a Destin mailing town, and county address records put the Destin Library at 150 Sibert Avenue, the Destin Community Center at 101 Stahlman Avenue and the Destin History & Fishing Museum at 108 Stahlman Avenue, on lots the roll lists as City of Destin property.

County address records place its parcels on Sibert, Calhoun and Stahlman avenues, Mountain, Benning and Azalea drives, Harbor Boulevard, Willow, Cross and Forest streets, and Snapper and Sailfish drives, all with a Destin mailing town. The 1953 Second Revision shows Calhoun Avenue, Lake Street and the stretch of Sibert Avenue between Lake and Cross streets, with the lands abutting them, conformed to the right of way of State Road No. 30 alternate. On those streets, have the survey read against the 1953 sheet as well as the 1935 original.
Does Calhoun Subdivision in Destin have an HOA?
Neither the 1935 plat nor its 1953 Second Revision names an owners association. The 1935 plat gives its streets, alleys, roads and public places to the public, and the 1953 sheet gives its streets to public use. A 1996 plat inside the subdivision, which split Lot 155 of Block D at Sibert Avenue and Forest Street into two lots, carries a note that restrictions not recorded on it may be found in Okaloosa County's public records. Search that record for the specific lot before assuming covenants or dues either way.
How big are the lots in Calhoun Subdivision?
By the 1953 Second Revision's account, the 1935 plat drew Block B Lots 101 through 127 at 50 by 240 feet and a later plat at 50 by 251; an actual survey upheld the later figure, and the revision omitted Lot 128, which had never sold. Block E holds two scales on that sheet: rows of numbered lots, Lot 348 among them, drawn 50 feet wide and 200 feet deep, and tracts such as E-1, beside Benning Drive, drawn at about 300 by 500 feet. The county roll now carries E-1 as twelve single-family parcels described by footage, such as the north 95 feet of its west half.
What does Second Revision of Calhoun's Subdivision mean in a legal description?
It names the replat filed April 14, 1953 in Plat Book 2 at Page 43-A. Its surveyor certified that it covers the lands of the 1935 plat and a later one at Plat Book 1, Page 117, corrects errors an actual survey disclosed, and assigns lot and block numbers to parcels deeded by metes and bounds. It moved Benning Drive east between Mountain Drive and Sibert Avenue, showed a formerly unnamed street as Stahlman Avenue, made a 50-foot strip left between Block B Lots 112 and 113 into Palmetto Street, and gave twelve lots in Blocks B, D and E to streets.
