Living in Indian Trail

Indian Trail is not one subdivision. Okaloosa County's parcel roll files the Destin properties under six separate recorded names, Indian Trail Estates, Indian Trail S/D, Indian Trail S/D Phase II, Indian Trail 2 Resub and two lot resubdivisions of Indian Trail 3, alongside a small 1986 condominium recorded as 800 Indian Trail. Because they were recorded separately, the covenants that reach one street need not reach the next, and none of the Destin plats holds a parcel coded as residential common area, which is the county's usual footprint for association-owned ground and is present in the townhome plats elsewhere in the city. Read title on the specific parcel rather than on the name. The build record also corrects a common impression: the county's year-built field puts nearly all of the single-family stock in the 1990s and 2000s, with Indian Trail Estates concentrated in the mid-1990s and the two S/D phases running from the mid-1990s into the 2010s, and a handful of houses finished as recently as 2025. What genuinely sets the area apart is ground and water. Recorded homesites run from about 0.13 to 0.94 acre with the middle near 0.35, several times what Destin's attached-home plats occupy, and the parcels reach to within roughly 430 feet of Choctawhatchee Bay, with Indian Bayou about 0.19 mile off and Joe's Bayou about 0.41 mile. Nearly two hundred acres of golf course ground begins about 200 feet away, and the county airport authority's 213-acre holding adjoins the plats on another side.

Why do records for one Indian Trail street not describe another?

Because the county roll files the Destin properties under six separate recorded names, from Indian Trail Estates to two lot resubdivisions of Indian Trail 3, plus a 1986 condominium recorded as 800 Indian Trail. Restrictions, approvals and any assessments follow the exact recorded name, so paperwork pulled under the wrong one describes a different set of lots.

Is the Destin Indian Trail the same as the Indian Trails in Crestview?

No. Okaloosa County's subdivision layer records seven Indian Trails phases in township 3 north, range 24, which is Crestview, roughly forty miles inland from the Destin plats in township 2 south, range 22. The names differ by one letter and the places have nothing to do with each other.

How much ground does a house here sit on?

More than the city's attached-home plats and less than an estate lot. County acreage on the Destin parcels runs from about 0.13 acre at the small end to 0.94 acre at the large, with the middle of the range close to 0.35 acre.

How close is the water?

The parcels come within roughly 430 feet of Choctawhatchee Bay, with Indian Bayou about a fifth of a mile away and Joe's Bayou about four tenths. The nearest public launch, Joe's Bayou Recreation Area on Beach Drive, is a little under a mile out. Waterfront ownership is a different question from proximity, so check the parcel itself.
