Emerald Shores is a Walton County place, and the public records leave no room to argue about it. Florida's 2025 statewide cadastral files this plat under Walton County throughout, with a Miramar Beach physical city and the 32550 postal code on every parcel in it, while Okaloosa County's own subdivision and parcel layers return nothing at all for the name. A buyer's title work, permits and tax bills will therefore be Walton County paperwork. The plat itself is a compact one, organized around twelve short coves named for stones: Topaz, Aquamarine, Amber, Jade, Pearl, Black Coral, Ruby, Onyx, Opal, Sapphire, Garnet and Diamond. Nearly every parcel carries the single-family use code, and the building dates cluster hard: sixty-seven houses were finished between 1993 and 1996, with a thinner tail of construction running to 2003, so most of the streetscape is one generation with later fill-in rather than a long staged buildout. Heated area on the recorded houses runs from roughly 1,475 to 3,760 square feet with the middle near 2,080, and recorded homesites start near 3,100 square feet, with most under a tenth of an acre, which accounts for how closely the houses stand. Several parcels inside the plat are coded as residential common area, and one of them is substantially larger than a house lot. What that common ground carries, and whether the plat holds any recorded rights to the shoreline, is set by a declaration we could not obtain from a public source, so this guide does not describe either one.
