Living in Quail Lake

County records show three separate recorded plats under the Quail Lake name in Destin, Okaloosa County, and only two of them hold homes. The original Quail Lake subdivision is twelve single-family lots reached from Quail Lake Boulevard, recorded separately from Quail Lake Townhomes, a much larger development of townhome lots on Airport Road. The third recorded plat, Quail Lake Office Park, is a single commercial parcel on Airport Road built in 2012, carries no residential lots, and falls outside a homes-for-sale page. A listing described only as Quail Lake can still belong to either residential plat, so the address on the listing, not the name, is what tells a buyer which one they are looking at.

The original Quail Lake subdivision holds twelve single-family lots, ranging from about an eighth of an acre to nearly two-thirds of an acre on the largest of the twelve, according to county parcel records. Recorded build years for the twelve lots span more than three decades, from 1989 to 2021, with most homes dating to the 1990s and the newest completed in 2021. With only twelve lots recorded, each sale here reflects one house's own age and footprint rather than a shared construction period for the street.

Quail Lake Townhomes is the separate, later plat: seventy fee-simple townhome lots on Airport Road, every one of them recorded by the county as built in 2005 or 2006. The plat also carries one parcel the county classifies as an office building rather than a residence, completed in 2007, whose recorded legal description combines platted Lot 72 with an adjoining metes-and-bounds strip measured from that lot's west corner, not a second full lot. A common-area parcel of just over seven and a half acres sits apart from the seventy residential lots, and the county's record does not say what facilities, if any, occupy it, so a buyer should confirm what it actually holds rather than assume a clubhouse or pool is part of it.
