Destin Racquet Club Townhomes is, in the words of its plat, a planned unit development: 4.234 acres on the north side of Airport Road in Destin, Okaloosa County, drawn in May 1981. The Okaloosa County engineer and the county planning and zoning board approved the sheet on May 19, 1981, and the county commissioners approved it on June 2, the same day the clerk filed it in Plat Book 6, page 52. Its boundary meets Airport Road for only 60 feet, where a private access road comes in, and one side runs 716 feet along what the legal description calls the southwesterly boundary of the Destin Airport. The dedication declares every street and drive private and none of them dedicated to the public, and it is signed for the owner, Destin Racquet Club, Ltd.

The drawing sets fifty lots in ten groups of five, each group 92.21 feet long, with common area around them. In each group one end lot is 20.05 feet wide and the other four are 18.04 feet; Lots 1 through 20 run 44.33 feet deep, while Lots 21 through 50 run 48.33 feet. County address points number the homes 1 through 50 Court Drive, each address matching the unit number in the county parcel records. County parcel records give each group of five a single build year, from 1981 for Lots 1 through 10 to 1985 for Lots 21 through 30 and 46 through 50, and the state's 2025 roll files every lot as a one-unit residential parcel with 1,246 to 1,632 square feet of living area.

One adjoining tract is labeled Destin Racquet Club (Unplatted) and sits outside the plat boundary; the platted ground shows lots, common area, the access road and an area marked proposed paving and parking, with no courts drawn on it. The county parcel layer carries a separate parcel of about 3.23 acres, classed as residential common area, under the owner name Destin Racquet Club T/H. State corporate records show a nonprofit filed on November 16, 1981, reinstated in 2007 and listed as active under document number 760714: Destin Racquet Club Townhomes Owners' Association, Inc. In Okaloosa County Plat Book 6, page 52, filed by the clerk of the circuit court on June 2, 1981. The single sheet is dated May 1981 and carries a title opinion, a surveyor's certificate, and a joinder by the bank then holding a mortgage on the land, alongside the county approvals. The City of Destin posts a scan of it on its planning division's subdivision plats page, where the lot lines and the dedication can be read before a survey is ordered.

Are the streets in Destin Racquet Club Townhomes private?

The plat says they are: its dedication declares all streets and drives private and not dedicated to the public. The drawing shows one private access road, labeled as common area, coming in from Airport Road, which the sheet marks as a 100-foot right-of-way.
