About Caribe

Two plats, one corporation, and a flood map that changes twice over a quarter of a mile: that is Caribe on the record. The county assesses one hundred twenty homesites here, sixty in Caribe subdivision at plat book 8, page 21, and sixty in Caribe West at plat book 9, page 31, an even division that the recorded names alone will not give you because several of them run past the length the roll prints. The plats are separate but the governing body is not. The Neighborhood of Caribe Association, Inc. has been on the state register since December 27, 1988 and holds recorded common area on both, so the second name describes when ground was platted rather than a second community. Because these are assessed as single-family lots, the roll carries an actual year built for every improved one, and it tells a thirty-five year story rather than a decade's: one hundred two houses finished between 1989 and 2023, 1995 the busiest at ten, and eighteen parcels still unbuilt. Living areas run from about 1,597 to 6,177 square feet with the middle near 3,260, on ground from 4,153 to 21,039 square feet. The largest lots are the southern tier, and nothing else of record stands between them and the water. That tier is also where the federal map assigns coastal high hazard at base flood elevations of eleven, twelve and fifteen feet, while the far end of the same neighborhood reads minimal hazard.

One corporation covers both plats, and its age is the useful fact. The Neighborhood of Caribe Association, Inc. was filed on December 27, 1988, weeks ahead of the earliest house on the roll, and it is still active with a current annual report. Its recorded common ground is modest, a handful of small parcels rather than an amenity estate, so establish what the assessment actually funds before assuming it funds much. Two further title facts belong in the same conversation. Walton County itself holds a portion of Lot 12 inside the older plat, about 8,504 square feet carried in the roll's vacant governmental class, and eighteen lots remain unbuilt, which keeps the architectural standards a live document rather than a historical one. Because these are single-family lots the condominium reserve provisions do not reach this budget; request the official records and reserve schedules under Florida's homeowners association statute instead.

Rental Policy

Both plats answer to one association, so its recorded covenants and current rules are where any question about guest use is settled, with Walton County's registration requirements applying alongside them. Read the present text of each rather than a summary of either. One point deserves separate confirmation. The southern tier holds the last parcels of record before the water while the rest of the neighborhood sits well back from it, so whatever crossing arrangement exists lives in recorded instruments and in the association's rules, and it should be produced in writing before guest expectations are set.
