Scale is the first fact about this neighborhood and the county roll gives it precisely: 695 parcels carry a Driftwood Estates legal description, recorded across Phase 1, Phase 1B, Phase 2, Phase 2C and a Second Addition, on streets named Cocobolo Drive, Loblolly Bay Drive, Driftwood Point Road, Pin Oak Loop, East and West Shipwreck Road, South Harborview Road, Riverbirch Loop, Red Bay Court, Red Maple Court, Buck Road, Shipwreck Circle, East and West Poplar Way and Driftwood Court. Six hundred and fifty five of those parcels carry a dwelling and thirty eight are recorded as vacant. The mailing city on every single one of the 695 is Santa Rosa Beach. Not one is recorded to Miramar Beach, which matters because the neighborhood sits immediately north east of the Sandestin resort and is routinely described by the resort's town rather than by its own. A search built on the wrong town here returns a fraction of the market. Build history is unusually legible. The oldest dwelling on the roll dates to 1985 and the newest to 2024, with a middle year of 2012, but the distribution is lumpy rather than even: three houses from the 1980s and four from the 1990s, then 311 built during the 2000s, 296 during the 2010s and 41 since 2020. Two large waves of construction, twenty years apart, standing on the same street grid. Homesites run near 8,227 square feet at the median, which places this among the more conventional detached lot sizes in this part of the county. What a buyer is least likely to expect is the land use mapping. Walton County's adopted zoning polygons put a Coastal Center zoning class over a Mixed Use future land use across this neighborhood's ground, the same categories the county maps over the resort corridor to the south, rather than a conventional residential district. That does not change what is standing today, but it is the framework any future application would be read against, and it is worth understanding before assuming the surroundings are fixed. Governance is the other thing the roll and the registry disagree with the neighborhood's reputation about. Florida's Division of Corporations shows Driftwood Estates Homeowners' Association, Inc., filed on 11 December 1990, administratively dissolved for failure to file an annual report on 23 August 1996, and inactive ever since. It separately shows Driftwood Estates Phase II Homeowners Association, Inc., filed on 16 December 2003, active, with a Destin office and a current slate of officers. So the answer to what association governs a house here depends entirely on which phase the house sits in, and for part of the neighborhood the answer is that the original corporate body has not been in good standing for three decades. Recorded covenants can survive a corporation's dissolution, so this is a title question rather than a reason to assume no restrictions apply.
