About Hidden Dunes Beach & Tennis Resort

Hidden Dunes is one address and six separately recorded condominiums. Walton County's parcel roll carries 316 residential condominium parcels at 9815 US Highway 98 West, split across six distinct parcel number series that run 102, 80, 54, 42, 32 and 6. That is two more condominiums than the roll's legal descriptions appear to show: the description field truncates, and three of the six read as variations on the same beach name and collapse into what looks like one, which is why a count taken by name returns 298 parcels and four condominiums rather than 316 and six. Count the series, not the names. The 102 sit in the gulf-side tower, which holds its own series, and carry designators running A101 through A1806 with A1900, A2000 and A2100 also on the roll; fifty-three are addressed along Grand Villas Drive; the remainder carry plain numeric designators consistent with buildings of one and two levels. Ownership at the water end is unusually clean. The southernmost platted parcel in the property's own column is recorded to Hidden Dunes Community Association Inc, so the resort reaches the sand on ground it holds rather than across a neighbour's. Flood position depends on which end of the property you are standing at and on whose ground you are standing. The holding runs about 2,450 feet from the highway down to the water, but the residential parcels span only about 1,800 feet of it and stop short of the property line at both ends, roughly 360 feet short at the beach end and 300 feet short at the highway. Tested by intersecting each parcel outline with the flood zone polygons rather than by sampling a point inside it, the residential parcels return areas of minimal hazard across most of them and the 0.2 percent annual chance band across their southern end, and not one of them is reached by a coastal high hazard band. Two are touched by a special flood hazard area, and only just: Zone A clips a corner of the parcels recorded as units 36 and 40, covering well under one percent of each. Everything else in the special flood hazard category belongs to the association rather than to a residence. The coastal high hazard designations on this property, with base flood elevations of 11, 12 and 15 feet, fall on the association's beach common ground below the residences, and Zone A reaches four association parcels at that same southern end far more substantially than it reaches those two residences. A parcel outline is not a building, so confirm the position of a specific residence from its elevation certificate rather than from the parcel map. Where an association here must obtain a structural integrity reserve study, Florida ties its budget to that study's findings and closes off redirecting those reserves by member vote in budgets adopted from December 31, 2024 onward. No year built is published: the state's cadastral extract returns zero for every condominium parcel in this county.

HOA & Fees

Six recorded condominiums sit under one address here, so the first diligence question is which declaration governs the residence in front of you and which board adopts its budget. Where an association must obtain a structural integrity reserve study, its budget has to fund the components that study identifies, and from December 31, 2024 those reserves cannot be redirected by a member vote. Ask for the governing declaration, the current budget, the reserve study, the milestone inspection record and the insurance summary for the specific building, then ask which costs are shared across the six and which are carried alone. Counting by name will undercount them, because the county's legal description field truncates and several of the six read alike.

Rental Policy

Walton County runs an annual registration program for short-term vacation rentals through its planning department, and a residence here needs a current registration in its own right before a paying guest occupies it. Everything after that is decided six times over, not once. The roll records six separate condominiums under this one address, and each answers the rental question on its own declaration, keeps its own budget and reserve schedule, and holds its own exterior inspection file, so a certificate produced for one of them says nothing about the building next to it. Guests are also the reason those files exist at all: a residence used for paying stays pulls its building into Florida's public lodging rules, which is a different obligation from the ones an owner-occupied stack carries. Establish which of the six a residence sits in before reading any of it, and ask that association for its own paperwork rather than accepting the resort's.

Building Answers

Hidden Dunes Beach & Tennis Resort FAQ

Does Hidden Dunes hold its own shoreline?

Yes, and it holds it on ground the community owns rather than reaching it across someone else's. The southernmost platted parcel in the property's own column, the one that meets the sand, is recorded to Hidden Dunes Community Association Inc. That distinguishes it from most of this stretch, where a building's route to the sand crosses parcels held by a neighbouring association, a resort company or private lot owners. Widen the search beyond that column and neighbouring subdivisions do appear on either side, so check the column rather than the neighbourhood. Ownership is not the same as permission either: what a particular residence may do with that frontage comes from its own declaration, and there are six of those here.

Why does one flood designation not describe all of Hidden Dunes?

Because the holding runs about 2,450 feet from the highway to the water and the residences occupy only about 1,800 feet of it. Tested by intersecting each parcel outline with the zone polygons rather than by sampling one point inside it, the residential ground splits between areas of minimal hazard toward the highway and the 0.2 percent annual chance band toward the beach, and no residential parcel is reached by a coastal high hazard band at all. The exception is small and worth naming: Zone A, which is a special flood hazard area, clips a corner of the parcels recorded as units 36 and 40, covering well under one percent of each. The coastal high hazard band, with base flood elevations of 11, 12 and 15 feet, falls on the association's beach common ground below the residences, and Zone A reaches four association parcels at that southern end far more than it reaches those two. Two residences under the same name can therefore sit in different insurance positions, and the document that settles it for a specific building is its elevation certificate, not the parcel map.

How many separate condominiums make up Hidden Dunes?

Six, counted by parcel number series on the county roll, and they hold 102, 80, 54, 42, 32 and 6 residences for a site total of 316: the gulf-side tower, two beach groups, the beach cottages, the Grand Villas addressed on their own drive, and a sixth group of six. Counting by recorded name returns four condominiums and only 298 of the parcels, because the roll's legal description field truncates and several of the names collapse together. All six share the single address 9815 US Highway 98 West. Which one a residence belongs to determines whose declaration, whose budget and whose rules apply.
