About Paradise Retreat
Almost nothing about this neighborhood happened gradually. The state's copy of the roll assigns the same actual year built, 2004, to every one of the houses it carries here, which is an unusual thing to find and means the whole place rose inside one season rather than filling in across a decade. Count by parcel number rather than by name and Walton County holds one hundred twenty house lots plus a single common parcel of streets and common areas, about twelve acres, recorded to the homeowners association and drawn in two separate pieces. The state's copy of the roll carries one hundred nineteen of those lots, one fewer than the county's, and the gap is settled rather than merely disclosed: the missing lot, parcel 00B-0300 on Sandy Cay Drive, carries a county-assessed building value over half a million dollars and its own independently maintained address point, 391 Sandy Cay Drive, filed under this community's name and five feet from the parcel's own center. The state's extract is simply missing that one row. One hundred twenty is the count this page uses. The plat divides the lots into four blocks, forty-two in Block B, forty in Block C, twenty-two in Block A and sixteen in Block D, and three streets carry every address: seventy-two on Sandy Cay Drive, thirty-one on Secret Harbor Drive and sixteen on Marigot Bay Circle. The uniformity runs into the houses too. Recorded living areas hold a narrow band from about 1,786 to 2,601 square feet with the middle at 2,178, and lots run 4,878 to 9,844 square feet, so what a buyer is actually pricing is position and condition rather than scale. Two facts frame the setting honestly. The Destin postal line begins close, with the nearest parcel carrying that mailing city about 390 feet west, and the water does not: about 970 feet, and the parcels of several other recorded communities, stand between the nearest house lot and the last assessed land before the shore.
HOA & Fees
Two corporations tell this neighborhood's story and only one of them is still breathing. Paradise Retreat at Miramar Beach Homeowners Association, Inc. has been registered since March 13, 2002 and remains active with a current annual report, and the roll records one parcel of streets and common areas in its name, drawn in two separate pieces and running to about twelve acres. The company that built the place, registered two weeks earlier, has been off the register since its last annual report in 2005. That is the ordinary sequence after a one-season buildout, but it is worth confirming, because it means original construction warranties are long expired and every question about how these houses were put up now runs through the association's own records. Since these are single-family lots the condominium reserve statutes do not apply here; ask instead for the homeowners association's reserve schedule and its history on the streets, which are the association's to maintain across one hundred twenty homes of nearly identical age.
Rental Policy
What a house here may do is written in the recorded restrictions for its block, and Walton County's registration requirements sit alongside them; read the current version of each rather than a description of either. One thing belongs on the list before guest plans are drawn. No parcel recorded under this name touches the water, and the parcels of several other recorded communities lie between these streets and the last assessed land before the shore, so any beach arrangement described to a buyer belongs in a recorded instrument that can be produced and read rather than in a walking estimate.
