The name is the first thing to get right here, because more than one separately incorporated Emerald Waters community stands within a few hundred feet and only one of them is this village. Walton County's roll puts seventy-nine parcels in the village's parcel number series: seventy carrying houses, eight still open, and a single common area of about 216,494 square feet, close to five acres, recorded to its own owners association. Four streets carry every addressed lot, and all four are saints, with thirty-three on St Francis Drive North, twenty-four on St Simon Circle, fifteen on St Francis Drive South and five on St Nicholas Court. One of the thirty-three is filed under a misspelling of its own street, which is worth knowing before a search is run on the street name. Construction never really stopped. The roll shows houses finished in every recent era from 1999 through 2024, with 2005 the busiest at thirteen and 2004 next at ten, so a single street can hold quarter-century-old stock beside work completed last year. Recorded living areas spread accordingly, from about 1,413 to 5,328 square feet with the middle near 2,714, while the ground beneath them barely varies, sitting around 3,760 square feet at the middle. Water is nearer in reputation than in record: about 729 feet and the parcels of dozens of other recorded communities separate this village from the last assessed land before the shore.
