About The Preserve at Grayton Beach
Half of this community's name is confirmed by the record and half of it is not, and the difference is worth a buyer's attention. The preserve is real: the state's mapped boundary for Grayton Beach State Park runs right at the plat, close enough that the mapped park polygon holds ground on a substantial number of the lots themselves, so protected land genuinely meets the subdivision's edge. Grayton Beach is the part that needs qualifying. The village's adopted neighborhood plan, enacted in 2015 and covering about 104 acres, ends more than a mile east of here, and so does the 40 foot building height limit that applies inside it. This plat sits outside both and under the ordinary South Walton limit of 50 feet, and the nearest adopted overlay of any kind, Blue Mountain Beach, does not reach it either. How many lots the plat holds depends entirely on how the county roll is asked, and the two answers are far apart. A search on the community's name returns 95 parcels, because the roll's legal description field truncates before it reaches the words Grayton Beach; the plat's own parcel identifier series returns 132, of which 112 carry a finished house and 18 are numbered lots still standing vacant. The remaining two are not house lots at all: one is the association's streets and common areas parcel, and one is a greenway corridor tract recorded to a private holding company rather than to the association. All 132 together measure about 17.97 acres on the county roll, of which the corridor tract is exactly half an acre, so the plat read as house lots and association ground alone comes to about 17.47 acres, and it is worth knowing which of the two figures a per acre number was built on. Completion years span 2005 to 2024 and the houses are large. On the shore side, the association's own holdings are limited to streets and common areas inside the plat. The county roll shows it owning nothing in the roughly one third of a mile of ground between here and the shoreline, which belongs instead to a conservation holding company, a neighboring community's unit owners, and a private corporation holding a platted beach parcel. Big Redfish Lake's 300 foot protection buffer covers none of the 132 parcels, stopping about 60 feet short of the corridor tract at the plat's northern edge and about 104 feet short of the nearest house lot on Barton's Way. Flood mapping is close to uniform: 130 of the 132 parcels lie wholly in Zone X, and two at the Morgan's Trail end hold Zone A ground without either sitting wholly inside it, which makes those two an elevation certificate question rather than a map question.
HOA & Fees
The association's recorded holdings on the county roll are streets and common areas inside the plat, and nothing between the plat and the water. Any route to the sand attached to a purchase here would therefore rest on an easement or a grant written into the recorded declaration rather than on land the community owns, and it should be read in the documents and confirmed in the title commitment before it is valued. Beyond that, ask what the association maintains inside the plat, how it is funded, and what its obligations are along the boundary it shares with state park land.
Rental Policy
Private pools are common here, which puts an unexpected item at the head of the county's inspection list: its life safety ordinance opens with swimming pool, spa and hot tub requirements for detached houses, so that is the first thing reached on a plat like this one. The registration itself attaches at the fourth short stay in a year, counting any letting of less than 30 days, and the certificate renews annually from then on. What a specific house may do is set by the recorded covenants rather than by the county certificate or by the community's name, so read the declaration for the address, confirm the current county requirements, and date both answers.
