The county roll carries 238 parcels: 185 in the original Eagle Bay phases, finished between 2006 and 2015 on lots with a median near 5,553 square feet, and 53 in Eagle Bay Landing, finished between 2017 and 2019 on lots with a median near 10,759 square feet and heated living area running about a third larger. Two associations appear as owners of the shared ground, one named for Eagle Bay and one for Eagle Bay Landing, holding eleven and seven common-area parcels respectively. That is the record behind the standing advice here: match the documents to the lot's legal description rather than to the street sign. Zoning divides on the same line. The county maps the Landing almost entirely as Conservation Residential at two units to the acre, while the original phases carry Traditional Neighborhood Development across 148 lots and Residential Preservation across 34. Flood mapping then runs against expectation, since the newer section is the more exposed one. As for the water, Hogtown Bayou reaches the plat's northern boundary, Choctawhatchee Bay lies about 378 feet northwest, and Point Washington State Forest meets the eastern line.

Ask for the declaration that names the lot, then the budget behind that association alone, and be aware that a lot in the Landing sits in a different zoning class from most of the original streets.

Rental Policy

Walton County treats a short-term rental registration as attached to the property and to its owner, not to the address alone, and that is the detail that catches this community. When a registered property sells, the county requires the seller to contact its rental registration office with the transfer details and close the account, settle any outstanding balance, and see that advertising showing the property as available is taken down. An owner stepping out of the rental market without selling files a deactivation affidavit instead. A buyer here should therefore confirm the registration status of the specific address rather than assume anything carried over with the deed, and read the covenants of the correct one of this community's two associations, since neither speaks for the other.
