Two things about this property are easy to get wrong, and the county record settles both. The first is the name. A separate condominium called Sanctuary by the Sea is recorded a short distance east at 1361 and 1363 West County Highway 30A; it is a different building with different documents, and directories routinely blur the two. The second is the water, and it runs the opposite way round from what most descriptions of this community say. Sanctuary at Redfish is recorded as 74 condominium units at a single address. Sixty-four of them are numbered residences across three buildings, 22 in the first, 20 in the second and 22 in the third, and the remaining ten are separately deeded parking units rather than homes, which is worth knowing before reading any per-unit figure. The association holds one common-area parcel of about 12 acres, and Big Redfish Lake runs along the whole of that parcel's southern boundary and the whole of its western boundary, so the lake is not something at the back of the property but the edge of most of it. Gulf frontage is a different question, and the community has none. Going due south from the residence buildings, the association's own ground gives out after about 350 feet at the lake, about 400 feet of state-owned lake follows, and only past that do privately owned Blue Mountain Beach platted lots begin, with County Highway 30A and a second row of private lots beyond them. The last recorded parcel line above the water sits about 1,485 feet from the residence buildings. Whatever beach access exists here therefore rests on a recorded instrument rather than on land the community holds, which makes it a document to read rather than a distance to pace. The nearest county-owned parcel on the seaward side lies about 1,085 feet south southeast of the residence buildings, and about 665 feet from the association's own southern line.
HOA & Fees
The association is titled to a single common-area parcel covering the whole community, and its southern boundary is where a buyer's questions should begin, because past that line lies the state's lake and then ground belonging to other owners. Ask which instrument carries beach access, who maintains what it crosses, and what share of that cost the budget absorbs. Flood mapping follows the same edge the lake does: all 64 recorded residence parcels test clear of the special flood hazard area, while a band along the lake shore puts close to a tenth of the association's common ground inside the 100-year zone at a base flood elevation of 9 feet. That exposure sits in shared property every owner funds rather than under any one residence, which is a budget and reserves question rather than a question about a single unit. One state obligation follows from that same shared ownership rather than from any one residence. Where a home here is let under a public lodging license, the recurring exterior inspection certificate Florida imposes on licensed establishments attaches to the structure a buyer is buying into, not to the operator who happens to be letting it that season. Ask for the current certificate alongside the budget, and ask whether the answer is the same for every building in the community.
Rental Policy
