Blue Mountain Beach takes its name from the blue lupine that colors its dunes, and the mountain in the name is real ground: Walton County's tourism office records the neighborhood as South Walton's highest elevation at about 65 feet, and the federal elevation record measures the crest of the ridge at roughly 68 feet. The neighborhood was never laid out around a planned town center, so what there is runs along 30A itself: beach streets, the dining the county names including the creamery it calls famous, and the Timpoochee Trail, which the county measures at 19 paved miles along Highway 30A, linking the neighborhood west toward Gulf Place and east toward Grayton Beach. Land use here is county business rather than one private code written over the whole name. Walton County has adopted a Blue Mountain Beach Neighborhood Plan, one of the eight neighborhood plans it currently lists as approved, and the county maps it at roughly 61 acres rather than over the entire neighborhood, so whether a particular parcel falls inside that line is a question to settle before planning a build. The elevation and the Gulf sit on opposite sides of the road here, which is unusual on this corridor. The federal elevation record reads about sea level on the Gulf side of Scenic 30A and climbs to roughly 68 feet on the ridge north of the road, about half a mile inland. So the high ground the neighborhood is named for is the inland ground, and a home's altitude and its distance to the sand are two different questions rather than one. Rental rules are set parcel by parcel by recorded covenants, so read them for the specific address. Three of South Walton's rare coastal dune lakes shape the map. Federal hydrography places Draper Lake, about 38 acres, on the western side, Big Redfish Lake, about 22 acres, through the middle and running down toward the Gulf, and Little Redfish Lake, about 10 acres, to the east. Lake frontage is a distinct attribute here rather than a substitute for Gulf frontage, and it is separately limited by how little shoreline these lakes have. Two public beach accesses sit in the middle of the neighborhood rather than at its edges, which is the practical difference between this stretch and the master-planned towns east of it. Gulf Place lies about two miles west along the Timpoochee Trail.
