About Grand Harbor

Grand Harbor is small enough that the county record accounts for nearly all of it. Okaloosa County lists 47 condominium parcels under the legal name Grand Harbor Destin Condo, every one built in 2000, on 2.50 acres at 662 Harbor Boulevard. The address file distributes them across ten levels rather than the eleven often quoted: four residences on the first, five on each of the eight above it, and three at the top. A top floor holding fewer doors than the ones beneath it is the profile of a building that gives its highest level over to larger footprints, and it makes the uppermost positions structurally scarce, which is a fact about the count rather than about taste. Ground elevation is the site's other characteristic, and the flood map shows it plainly. Instead of sitting uniformly in one zone, the parcel is split, with AE areas carrying base flood elevations of 9 and 10 feet toward the water and ground behind them mapped as minimal hazard. The water itself is Old Pass Lagoon in county hydrography, the protected reach behind Holiday Isle, and the parcel meets it without touching any part of the Gulf. Only one plat actually meets this parcel in the county subdivision layer, Harbor House of Destin, a far smaller condominium. The East Pass addition to Destin lies just beyond it, first appearing at a 50 foot buffer, which places it across a right of way rather than against this ground. Widen the search to about five hundred feet and the same layer adds the East Pass second addition, Sea Hills, Travis Bluff and S.S. Minnow of Destin, so the blocks here are cut into small separate plats rather than given over to resort-scale development.

HOA & Fees

Forty-seven owners carry a ten-level tower between them, so any capital project divides across a membership small enough to feel it and small enough to decide quickly. Florida Statutes 553.899 runs its inspection clock off the certificate of occupancy, and a tower finished in 2000 does not reach the thirty-year mark until 2030, though the local enforcement agency may pull that forward to twenty-five years where salt water sits close. Ask what has been set aside against that date. Note too that nothing along the shore is assessed on its own here: the roll shows the 47 residences and a header record and nothing else, so any waterline right is defined inside the declaration rather than visible in a tax figure.

Rental Policy

Read the recorded declaration and the rules the board currently has in force before forming any expectation about guest stays, and treat neither this page nor listing copy as the answer. In a building of 47 residences, board policy carries proportionally more weight than it would in a large one. Above the documents sits Destin itself, which will not treat a rental as registered unless the registration is renewed each year, applies its own ceiling on overnight headcount, and confines the use to named districts.

Building Answers

Grand Harbor FAQ

How many floors does Grand Harbor have?

The county's address file places its 47 residences on ten levels, not the eleven sometimes quoted: four on the first, five on each of the eight above, and three at the top. That is the only agency count of levels available for this building, and the parcel roll's 47 condominium rows agree with it.

Is Grand Harbor in a flood zone?

Partly. The flood layer splits this parcel rather than assigning it a single zone, mapping AE areas with base flood elevations of 9 and 10 feet toward the water and ground behind them as minimal hazard. Because that line runs through one address, insurance questions here are worth asking residence by residence rather than building wide.

What water is Grand Harbor on?

Old Pass Lagoon. That is the name county hydrography puts on the protected water behind Holiday Isle, better known locally as the harbor, and this parcel borders it while touching no Gulf polygon anywhere along its edge. Harbor frontage, in other words, with the beach a separate trip.
