About Villa Coyaba

This is a short, wide building on a shoreline better known for tall, narrow ones. Okaloosa County records 34 residential condominium parcels here, all built in 2006, sharing one outline of about 2.09 acres. The addressing file places eight residences on the ground level, nine on each of the second and third, and eight on the fourth, so four levels rather than a tower, and 34 homes over two acres is a lower count per acre than most of what stands nearby. The shoreline position is documented three ways over. Parcel geometry puts the southern boundary right on the mapped water's edge, its nearest vertices about three feet landward of the Gulf polygon and none of them crossing it, which is a property line coincident with the shoreline rather than one reaching past it. The state's coastal construction control boundary cuts the lot in two separate segments, one of which crosses the building footprint itself. Flood mapping is the part most often described loosely here, so read it from the parcel outline rather than from a box: the velocity zone rated at 17 feet covers this property from the shoreline up to a strip along its northern boundary, taking in most of the ground and most of the building, and the minimal hazard zone X holds only that landward strip. A second velocity zone rated at 15 feet clips the parcel's western edge and does not reach the building at all. Adjoining plats are the two Crystal Beach townhouse filings and the Summerchase condominium, all three of which the parcel outline touches. What the county record does not carry is living area, so this page states no floorplan size.

HOA & Fees

One line crosses this property that most association budgets never have to reckon with. The state's coastal construction control boundary passes through the lot in two separate segments rather than one, and one of those segments runs across the building footprint itself, so structural work on part of this building sits behind a state permitting boundary that work on the rest of it does not. An earlier version of this page paired that with a claim that two different velocity base elevations, 15 feet and 17 feet, fall over the same building. That is not what the record shows and it has been removed: the county's building footprint here lies inside the 17 foot velocity zone and the minimal hazard zone only, and the 15 foot zone clips the parcel's western edge without reaching the structure. Ask what the most recent structural integrity reserve study recommended for the roof, the waterproofing and the exterior painting, whether the reserve schedule treats the seaward part of the envelope apart from the rest, and whether any part of the property has needed a state permit for structural work since it was built.

Rental Policy

Verifying a rental history at this address need not depend on the seller. Destin's code compliance staff place the registration decal on the sign at the property themselves, in its top right corner, and the city states that decals are dated and color coded and that its own records show which properties have been properly registered and may be reviewed. A buyer told that a residence rents can therefore ask the city directly rather than accept a summary. Signage has to go up within seven days of a completed registration, registration itself repeats annually, and eligibility rests on which district the city's zoning map puts this parcel in. What the recorded declaration allows is separate again, and no public source assembled for this page settles it.

Building Answers

Villa Coyaba FAQ

How tall is this building?

Four levels. The county's addressing file places eight residences on the first, nine each on the second and third, and eight on the fourth, for thirty-four in all.

How large are the residences?

No public record reachable for this page carries living area for these parcels, so no floorplan size is published here. The county roll gives the construction year, the acreage and the residence count; square footage is looked up at the property appraiser.

Does the property front the Gulf directly?

Yes, on three independent county layers, and it is worth being exact about what the first one shows. The southern property line runs along the mapped water's edge, sitting about three feet landward of the Gulf polygon at its closest and never crossing it, so the boundary is the shoreline itself rather than a line reaching into the water. Beyond that, the state's coastal construction control boundary cuts the lot twice, one of those crossings running across the building footprint, and the velocity zone rated at seventeen feet covers the property from the shoreline back to a strip along the northern boundary rather than the beach side alone.
