About Dolphin Point

The water here is Old Pass Lagoon, and the county's own layer settles it: the parcel outline shares its edge with the lagoon polygon, and the lagoon lies on all four sides within about a thousand feet, which is what makes this a point rather than a shoreline lot. The East Pass channel is a little over a mile west, so it is not the view. Okaloosa County records 119 residential condominium parcels built in 1976 across about 4.82 acres, while the plat's own header record reads 120 units; the difference is one parcel covering two third-level residences together. Unit designators run in three stacks, A, B and C, six residences to a level through the sixth and four to a level on the seventh, and the addressing file agrees at seven levels. The Gulf lies roughly 1,600 feet south. Boundary neighbors are the Pointe South townhouses and the Olympia condominium.

HOA & Fees

A 1976 building is the case Florida's reserve rules were written around. Section 718.112 requires a residential condominium association to have a structural integrity reserve study completed at least every ten years after the condominium's creation, for each building on the property that is three stories or higher, and the reserve amounts in an adopted budget must follow that study's findings and recommendations. The same subsection closed the escape route that associations once relied on: for a budget adopted on or after December 31, 2024, owners of an association required to obtain such a study may no longer vote to provide no reserves or reduced reserves for the items the study covers. Ask for the study, then ask what the adopted budget does with it. Reserves are not the only clock running on a building this old, either. Section 553.899 requires an owner of a building three stories or more in height that is subject, in whole or in part, to the condominium form to have a milestone inspection performed by December 31 of the year the building reaches thirty years of age, measured from the certificate of occupancy date, and it provides that a building which reached thirty before July 1, 2022 had to have its initial inspection performed before December 31, 2024. On the construction year the county records, that deadline is behind this property rather than ahead of it, so the milestone inspection here is not a future obligation but a report that should already exist. The statute then repeats the inspection every ten years, which means the live question at this age is not when the first one fell due but which cycle the association is currently in and what the last one found. Ask for the milestone report and for whatever repair work it called for, alongside the reserve study, because on a building of this age those documents together are the real condition report.

Rental Policy

Parking is the part of Destin's rental program most likely to bite at an address with this many residences. The city requires a registrant to complete an affidavit attesting to the parking available onsite, supplies a written guide for calculating it, and requires the resulting space count to appear on the sign posted at the property alongside the management contact and the occupancy limit. On a shared point carrying 120 residences, what any one home can honestly attest to is a question for the association's own allocation rather than for an owner alone. Registration repeats every year, whether the use is allowed at all comes off the city's zoning map, and the recorded declaration governs separately from anything the city permits.

Building Answers

Dolphin Point FAQ

Is the East Pass the view from here?

No. Old Pass Lagoon is, and the county's water body layer puts that polygon against the parcel edge and on every side of it within about a thousand feet. The East Pass channel lies a little over a mile west, about 5,350 feet from the nearest parcel line, and the Gulf is roughly 1,600 feet south.

How many residences share this point?

The plat header record reads 120 units, while the parcel roll files 119 because one parcel covers two third-level residences together. The county addressing file spreads them over seven levels in three stacks.

Why does the 1976 construction year matter?

Because it places the association squarely inside Florida's structural integrity reserve study requirement for buildings of three stories or higher, and a study on a building of this age reaches items whose replacement cycle has already come around. It also puts the milestone inspection deadline behind this property rather than ahead of it: the statute required a building that reached thirty years of age before July 1, 2022 to have had its initial milestone inspection performed before December 31, 2024, so ask for that report by name.

What does the flood map say here?

The county's flood insurance rate map puts base flood elevations of 8 and 9 feet over this ground, both of them inside the special flood hazard area, alongside a band carrying the 0.2 percent annual chance. It cannot answer more finely than that at this address: all 120 parcels are drawn with one identical outline covering the whole point, so a county spatial query describes the property as a whole and can never place an individual residence in a zone. A residence's own elevation certificate can.
